**Strategic Planning and Business Expansion**

1. Market Positioning and Strategy Formulation - The person is involved in developing a localised strategy for Airbnb based on the short-term rental market and policy environment

2. To perform a **SWOT (Strength, Weakness, Opportunity and Threats) analysis** on Competitors in order to differentiate product and service positioning.

**Growth Strategy**

1. The person is in charge to lead Growth (for both landlords and tenants) and to design incentive programs such as tenant subsidies and explore high-potential markets.

2. Maintain high guest satisfaction score

3. Implement guest feedback for continuous improvements

**Operations Management**

1. Platform Operation Optimization - Supervise the quality of listings and review processes to improve on the customer service system and promote technological adaptation (integrate WeChat/Alipay, optimize search algorithms).

2. The person will oversee the entire guest experience from Booking to Check-Out

3. Ensure properties are well-maintained, clean and fully stock by managing a team of workers

4. Handle guest inquiries, complaints and emergencies promptly

5. Implement Standard Operating Procedures (SOPs)

**Crisis Management**

1. The person is able to handle emergencies such as security disputes and policy compliance risks and develop emergency response plans

2. The person needs to build good relationships with regulatory agencies to ensure business compliance and other regulations.

**Data-Driven and Innovation**

1. Optimize pricing, property distribution through data analysis, and explore new business lines such as long-term rentals and social activities. This is to maximise occupancy and revenue.

2. Monitor competitor listings and adjust rates accordingly.

3. Optimise Airbnb listings with compelling descriptions, photos and SEO

4. Branding and Marketing - Lead branding and Marketing Initiatives via social media and other platforms to enhance user awareness.

**Qualifications & Skills**
- **Experience**: 5+ years in hospitality, property management, or Airbnb/Vacation/Hotel rental management.
- **Marketing Skills**: SEO, social media, and dynamic pricing tools
- **Customer Service**: Excellent communication and problem-solving skills.
- **Organizational Skills**: Ability to multitask and manage multiple properties efficiently.
- **Tech-Savvy**: Familiarity with smart locks, security systems, and automation tools.
- **Flexibility**: Available to handle emergencies outside regular hours.

**Preferred Qualifications**
- Bachelor’s degree in Hospitality Business, Property, Hotel Management or related field.
- Experience with co-hosting or managing a large property portfolio.
- Knowledge of local short-term rental laws and Tax Regulations.

Pay: RM12,000.00 - RM16,000.00 per month
