1. Carry out installation, maintenance, repair, operation and periodic testing of the electrical system and all types of lighting installation.
2. Check, trace and rectify breakdown faults on the fire alarm system, domestic water supply, electrical pumps set and lighting.
3. Inspect water tank level, pump house, pump set, packing seals, float switch, piping systems, water distribution system and water leakage, breakdown and conditions of pipes and tanks daily.
4. Record daily and monthly main water reading and submit it to the management on a weekly basis and attend to water sub meter reading.
5. Assist daily inspection on utilities breakdown and report broken or malfunctioning meters noted during meter readings, malfunctioning lightings & timer, sewage disposal & leaks, roof & gutter leaks, broken tiles, peeling paints, water supply distribution system, sanitary fittings and valves or other things that need repairs and make recommendation for repairing the same.
6. Attend to installation of new piping, any alteration of water distribution system and carry out hacking and plastering jobs, painting, carpentry and roof repairs relating to common areas. Propose and discuss methods to prevent constant breakdowns pertaining to plumbing works.
7. Monitor and instruct service works carried out by contractors or direct contract maintenance workers on their execution of monthly services.
