Enforce and comply with established policies, standard operating procedures, Additional By-Laws made by Management Corporations.
- Lead and manage the personnel at the management office to provide efficient administration in accordance with approved standards and procedures and train new personnel.
- Delegate daily duties to the staffs and monitor to ensure all works are carried out satisfactory.
- Overall supervise the daily performance of the service providers such as cleaners, gardeners, swimming pool cleaners, and security guards, etc. to ensure that work is accomplished according to set agreement and adhere to safety and environmental requirements when performing work at site, through Building Supervisors and Technicians/Handyman.
- Conduct property inspections regularly and collaborate with the Building Supervisors and Technicians in building audit.
- Provide regular updates to Committee or as and when required and execute instructions from Committee efficiently and effectively.
- Maintain exemplary conduct and good rapport with residents.
- Liaise with relevant governing authorities such as rubbish disposal dept, TNB, PBA, IWK, COB if/when needed.
- Review building SOPs for completeness and work with MC to edit the current SOPs or create new ones for new issues.
- To manage and coordinate procurement process for maintenance and management of the common property. This includes preparing work specifications or tender documents; calling for quotations or tenders; managing evaluation and clarification processes.
- Setup Emergency Response Team (ERT) with Site Management Team and interested residents if available.
- Plan, schedule and implement troubleshooting exercise to come up with proposals for the improvements in meeting safety, cleanliness and environmental sustainability.
- Take preventive action against any minor defect detected that might lead to major building defects, leakages of common pipes and ducting, malfunction of M&E services.
- Take action to mitigate risks and develop opportunities for physical, social and environmental sustainability.
- Prepare proper and common notices in notice boards for all blocks of the assigned building.
- Attend regular meetings with committee and available on-call after normal office hours.
- To prepare Minutes of the regular committee meetings, including publishing and posting to Condo Master or similar system. (With the assistance of Senior Operations Manager)
- To keep track on the monthly meetings and accounting records.
- Any other duties as may be directed or assigned from time to time from Senior Operations Manager or Managing Director.
**Requirements**:
- Proficient in both written and spoken English & Bahasa Malaysia. (Proficiency in Chinese, other languages and dialects is an added advantage)
- Computer literate
- Dedicated, committed to produce excellent results & willing to assume leadership roles.
- Possess good personality and PR skills
- Self-motivated, able to work independently/team, positive and proactive.
- Possess own transport and willing to travel
- Willing to work extra hours.
**Job Types**: Full-time, Contract
Pay: RM2,500.00 - RM3,000.00 per month
