We are currently representing a client to recruit a Property Manager to lead and manage a diverse portfolio of **commercial properties** to maximize asset value, operational efficiency, and tenant satisfaction. Oversee daily operations, maintenance, vendor performance, and financial performance, ensuring compliance with regulatory standards and licensing requirements.

**Key Responsibilities**:

- **Commercial Property Operations**:
Manage the administration, maintenance, and operational activities of commercial properties. Implement preventive and corrective maintenance programs in line with Standard Operating Procedures (SOPs) and ISO standards.
- **Team Leadership & Contractor Oversight**:
Lead property executives and technical services teams. Evaluate and manage outsourced contractors to ensure compliance with service level agreements (SLAs).
- **Tenant & Client Relations**:
Oversee the tenancy lifecycle—renewals, rent collection, lease negotiations, and tenant communications—while fostering strong client and stakeholder relationships.
- **Regulatory Compliance & Licensing**:
Ensure all properties comply with building safety codes, local authority requirements, strata and commercial property laws, and procurement SOPs.
**Maintain an active License as a Property Manager under the Board of Valuers, Appraisers, Estate Agents and Property Managers (BOVAEP) Malaysia.**
- **Financial & Asset Management**:
Prepare, implement, and oversee budgets for the property portfolio. Monitor operational costs, manage vendor contracts, and work to maximize Return on Assets (ROA) through effective asset utilization.
- **Market Positioning & Growth**:
Conduct market research and engage with agents, valuers, and potential tenants to identify and pursue leasing or sales opportunities.
- **Documentation & Reporting**:
Maintain accurate and up-to-date records of leases, contracts, asset registers, and property-related expenses.

**Qualifications & Experience**:

- **Mandatory**:

- **Licensed Property Manager** registered with **BOVAEP Malaysia**.
- Valid and active license in accordance with the Valuers, Appraisers, Estate Agents and Property Managers Act 1981 (Act 242).
- **Education**:
Diploma, Professional Certificate, or Bachelor’s Degree in Estate Management, Real Estate, Facilities Management, Building, Architecture, Land Surveying, or related discipline.
- **Experience**:
Minimum **5 years of property management experience**, preferably with a strong background in commercial property operations.
- **Knowledge**:
Strong grasp of Malaysian property laws, building by-laws, commercial leasing processes, and asset management strategies.
- **Client is also open to hire retired Licensed Property Manager**

**Skills & Competencies**:

- Excellent **negotiation**, **problem-solving**, and **communication skills**.
- Strong **financial management** skills, including budgeting and cost control.
- Proven **leadership** and **team development** abilities.
- Detail-oriented and committed to operational excellence.
- Willing to travel to multiple property sites as required.
