**Admin & Maintenance Assistant**

**Responsibilities**:

- Directly responsible for the overall coordination and maintenance of the building, equipment and facilities;
- Perform preventative and predictive maintenance on buildings and facilities.
- To administer overall office space/building planning (staff workplace, store, parking etc.)
- To establish policy /guideline /documentation (general SOP safe-keeping)
- To patrol and observe the building on daily basis
- To record, report and resolve any findings / problem /issues.
- To ensure the cleanliness and housekeeping of all facilities are well maintained.
- To propose/recommend any improvement activity and process enhancement if any.
- Inspects buildings and other structures to determine functional systems and detect malfunctions and needed repair making notes and recommendations using a pre-established check sheet.
- Troubleshoots minor maintenance problem involving electrical, structural, plumbing, and equipment repair or replacement.
- Perform minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g: wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses minor appliances, cords, etc) using appropriate hand, power and specialty tools.
- Performs minor plumbing maintenance (e.g: replacement or repair of leaks in drains and faucets. Unclogging of drains, replacing drain hoses on washers and similar devices, etc).
- Reconfigures, installs, positions, and remounts modular offices and space (e.g: furniture, wall panels, work surfaces, storage bins, lighting, file cabinets, etc) to accommodate user needs and maximize office space.
- Fire equipment and fire risk: conduct routine, non-licensed inspections of facilities including fire equipment (e.g fire extinguishers, control rooms, BOMBA fire safety system, hose reel etc).
- Ensure fire protection equipment is properly maintained and up to date.
- Coordinate licensed inspections as required (fire extinguisher).
- Advise the management / landlord of required major repairs or replacements.
- Ensure the safety and protection of buildings including ensuring doorways are not blocked and that building and facilities are locked when not in use.
- Administrative duties: assist in preventative and predictive maintenance schedules.
- Assist in the preparation of capital and operating budgets.
- Maintain inventory control over equipment and supplies.
- Assist in ordering replacement equipment and supplies.
- Assist in risk management activities.
- Maintain building maintenance logs and records.
- Order parts and maintain required documents.
- Purchases supplies,equipment, and materials necessary to complete projects.
- Any other responsibilities as directed by manager department from time to time.

**Requirements**:

- Possesses working experience in buildings maintenance and facilities also administration related field would be an added advantage.
- Familiar with Microsoft Office (Word, Excel, Powerpoint)
- Active, energetic and able to travel short distances within Klang valley.

**Job Types**: Full-time, Permanent, Contract

**Salary**: RM1,900.00 - RM2,000.00 per month
