**Responsibility**:

- Property Maintenance: Conducting regular inspections of properties to identify maintenance needs, including electrical, plumbing, Heating, Ventilation, and Air Conditioning (HVAC), and general repairs. This involves diagnosing issues, troubleshooting problems, and performing necessary repairs or coordinating with external service providers. Ensure the management and maintenance of buildings and common property is strictly in accordance to SMA 2013 (Act 757).
- Repair and Troubleshooting: Responding to maintenance requests from residents or property managers and addressing issues promptly for common area. This can include repairing appliances, fixing leaks, troubleshooting electrical problems, and resolving other maintenance-related concerns.
- Preventive Maintenance: Performing scheduled preventive maintenance tasks to ensure the proper functioning and longevity of property systems and equipment. This may involve tasks such as changing air filters, inspecting fire suppression systems, testing smoke detectors, and servicing HVAC units.
- Safety: Ensuring that properties meet safety standards by conducting regular safety inspections and addressing any deficiencies. This includes checking fire extinguishers, fire alarm system, CCTV, access system, lift, visitor management system (VMS), intercom system, SCADA, pump system, genset and LV room, verifying emergency exits, maintaining proper lighting, and addressing other safety concerns.
- Property Upkeep: Assisting with property upkeep tasks, such as landscaping, cleaning common areas, common area defects, common facilities and maintaining the overall appearance of the property. This can involve coordinating with external vendors or supervising maintenance personnel for larger properties.
- Work Order Management: Managing work orders and tracking the status of maintenance tasks. This includes documenting requests, prioritizing tasks based on urgency, scheduling repairs, and ensuring timely completion of work orders.
- Vendor Coordination: Collaborating with external vendors, contractors, and suppliers to obtain quotes, schedule repairs or installations, and oversee their work to ensure quality and timely completion. This may involve obtaining multiple quotations, negotiating contracts, and managing vendor relationships.
- Equipment and Inventory Management: Maintaining an inventory of tools, equipment, and supplies necessary for property maintenance. This includes ensuring proper storage, organizing inventory, and restocking as needed.
- Recordkeeping and Documentation: Maintaining accurate records of maintenance activities, repairs, and inspections. This includes documenting work performed, parts used, and costs incurred. Technicians may also assist in preparing reports related to maintenance, equipment, and inventory.
- Emergency Response: Being available for emergency response situations, such as power outages, water leaks, or other urgent repairs. Technicians may need to be on call or provide after-hours support to address emergencies promptly and mitigate.

**Job Requirements**:

- Diploma/Certificate in relevance to Electrical and Mechanical studies.
- Minimum of two (2) years relevant experience in building maintenance. Experience in a retail environment, shopping complex or property management will be an advantage.
- Fluent in both written and spoken English and Bahasa Malaysia.
