**JOB PURPOSE (SUMMARY)**

Support in building a sustainable partner relationship (with tenants) through performance monitoring, enhancement and compliance while thriving for business sustainability and higher stakeholder values as well as being responsible for customer related matters.

**ACCOUNTABILITIES (RESPONSIBLITIES)**

**Leasing Administration**

1. To prepare, update, and maintain all leasing database/ reports including tenants’ profile, offer letters, tenancy agreements, daily correspondences, proposals, legal documents etc.

2. To keep track all deadline and progress report for tenancy agreement, lease negotiations, offer, and legal matters.

3. To assist in setting up an effective tenancy administration filing system.

4. To liaise with appointed solicitor for all legal matters.

5. To liaise closely with inter-departments for matters pertaining to deposit collection, outstanding rental, promotions, building maintenance, security, and other operation matters.

6. To assist Finance and Credit Control Department in administrating timely rental payment by tenants and to suggest methods of reducing trade debt.

7. To assist in leasing renewal and negotiation matters as well as marketing campaigns of the retail mall.

**Tenancy Liaison**

1. Execute strategic plans to improve tenant relationship and to develop networking and contact with potential tenants.

2. To organize regular meeting and maintain good rapport with tenants.
3. To conduct regular check in tenants’ premises to ensure tenants comply to all the terms and rules as stipulated in the Tenancy Agreement and Tenants Manual, i.e. business hour, merchandize mix, cleanliness, and tec.

4. To attend to day-to-day complaints / issues from tenants pertaining to leasing / operation matters and to coordinate with other departments to resolve the issues.

**Leasing and Prospecting**

1. To attend to walk-in and telephone enquiries on leasing and retail lots

2. To do prosecting for new and interesting retail concepts to improve tenant mix.

3. To identify suitable prospective tenants and make recommendations for vacant lots and replacement for existing tenants.

4. To conduct market research on shopping malls to keep abreast with the current retail trends in market for benchmarking purposes.

5. Support in the planning and implementation of tenancy mix in retail mall

**Fit-Out Coordination**

1. To assist Development department in coordinating on renovation and fit-out matters including timely submission of renovation plans, drawings, and perspective in accordance to standard guidelines

2. To facilitate the compliance of all technical requirement prior to the commencement of business by the tenants.

3. To witness the handover and vacant possession of Demised Premises according to the condition’s states in the Tenancy Agreement.

**Salary**: RM3,000.00 - RM4,000.00 per month
