Job Summary:

The Finance Manager is responsible for overseeing all financial and accounting functions related to property development projects. This includes project budgeting, feasibility analysis, financial planning, cost control, funding management, and financial reporting to ensure profitability, compliance, and sound financial governance across all development activities.

Key Responsibilities:

1. Financial Planning & Analysis

  • Prepare and review feasibility studies, cash flow projections, and return-on-investment (ROI) analyses for new and ongoing property development projects.
  • Conduct sensitivity and scenario analyses to assess financial risks and project viability.
  • Provide financial insights to support strategic decisions on land acquisition, project design, and pricing.

2. Budgeting & Cost Control

  • Develop, monitor, and manage project budgets and forecasts.
  • Track and report on actual expenditures versus budgeted costs, identifying variances and recommending corrective actions.
  • Collaborate with project managers, quantity surveyors, and contractors to ensure cost efficiency and adherence to budgets.

3. Funding & Cash Flow Management

  • Manage project financing, including loan drawdowns, progress payments, and interest cost control.
  • Liaise with banks, investors, and financial institutions to secure project funding and maintain compliance with loan covenants.
  • Monitor cash flows to ensure adequate liquidity for ongoing projects and operations.

4. Financial Reporting & Compliance

  • Prepare timely and accurate financial reports for management, board, and external stakeholders.
  • Ensure compliance with accounting standards, tax regulations, and statutory requirements.
  • Oversee audits, taxation matters, and financial due diligence for property transactions.

5. Strategic & Operational Support

  • Support senior management in developing financial strategies and business plans for property development.
  • Evaluate joint venture or partnership opportunities from a financial standpoint.
  • Provide insights into market trends, construction costs, and pricing strategies to optimize project returns.

6. Leadership & Team Management

  • Supervise and mentor accounting and finance staff within the property division.
  • Establish strong internal controls and improve financial systems, processes, and reporting tools.
