Key Responsibilities

  • Support the superior via active involvement in the overall leasing initiatives and activities which may include planning and implementing the tenant mix in the retail mall, tenants' liaison, budgeting and managing of revenues as well as lease administration to build a strong shopping mall brand that stands out from the competition.
  • Support the superior in planning the tenancy mix which includes the formulation and implementation of creative and effective leasing strategies.
  • Identify and short-list suitable tenants and retail concepts for the mall. Initiate discussion with potential tenants, negotiate the lease and finalize the rental and other terms and conditions.
  • Ensure tenants adhere to the lease terms, follow up through execution to the opening of the store.
  • Establish and maintain good landlord-tenant relationship by resolving any tenant concerns and issues that may rise soonest as possible in the interest and betterment for the mall.
  • Prepare and maintain tenancy agreements, management reports as well as documents with regards to lease transactions.
  • Liaise closely with inter-departments on matters pertaining to rental and deposit collection, fit-out, operations and insurance as well as monitor and analyze tenants' sales and overall performance.
  • Conduct market research on shopping malls to keep abreast of retail property development in the market.
  • To perform and execute any other duties assigned by your superior that may be deemed appropriate to this role.

Requirements:

  • Diploma, Advance/Higher/Graduate Diploma, Bachelor's Degree in Marketing, Business Studies, Estate Management or equivalent
  • At least 5 year(s) of working experience (Senior Executive) / 2 years' experience (Executive) within property sales and marketing environment especially in the leasing of retail lots.
  • Sound understanding of the real estate industry preferably in shopping complex
  • Good working knowledge of Malaysian retail market would be an added advantage.
  • Mature in personality and has excellent communication and negotiation skills.
  • A team player with strong people management and interpersonal abilities.
  • Proven ability to be able to prioritize and manage multiple projects, as well as solve problems in a timely manner.
  • Efficient, accurate with details and with good analytical skills
  • Computer literate with strong proficiency in Microsoft Excel and PowerPoint.
  • Good written and spoken in English. Able to communicate in multi-languages will be an added advantage.
