A Senior Retail Manager oversees multiple stores' daily operations, focusing on profitability, strategy implementation, and team leadership. Key duties include managing staff, inventory, and sales targets, ensuring customer satisfaction, and executing company-wide initiatives. This role requires a blend of strong leadership, financial acumen, and strategic thinking to drive business growth and operational excellence.
Job Description:
1. Financial Planning & Performance Management
- Prepare and manage the annual Profit & Loss (P&L) budget for the retail and mall operations.
- Develop and monitor Key Performance Indicators (KPIs) to assess financial and operational performance for the team.
- Conduct monthly performance reviews and provide management with analysis and recommendations for improvement.
- Monitor P&L performance to ensure revenue and expense targets are achieved.
- Implement cost-control measures to enhance profitability and operational efficiency.
2. Leasing & Marketing Management
- Oversee leasing strategy, renewals, tenant mix, and occupancy rates to optimize rental income.
- Manage marketing programs and promotional activities to increase footfall and enhance brand positioning.
- Build strong tenant relationships and ensure effective communication to support mutual business success.
- Coordinate with marketing teams to develop annual marketing plans aligned with business goals.
3. Project Development & New Initiatives
- Lead new projects, including mall expansion, refurbishment, or new retail development initiatives.
- Set up and lead new project teams, ensuring alignment with company strategy and timelines.
- Coordinate cross-functional teams (operations, finance, leasing, marketing, facility management) for project execution.
4. Asset & Facilities Management
- Monitor all assets to ensure they are fully functional, safe, and well maintained.
- Oversee facility management (FM) operations to ensure cost-effective maintenance and energy efficiency.
- Develop preventive maintenance programs and ensure compliance with health, safety, and environmental standards.
- Ensure all mall facilities, equipment, and systems operate efficiently and within budget.
5. Business Planning & Strategy
Assist in the development of a comprehensive business plan for the mall, covering all key components:
Facilities Management (FM)
- Operations
- Marketing
- Leasing
- Fit-out and Tenant Coordination
- Customer Experience & Security
- Identify business opportunities and recommend strategies to enhance asset value and customer satisfaction.
6. Compliance & Government Liaison
- Liaise with local authorities and regulatory bodies to ensure adherence to policies, rules, and regulations.
- Ensure that all operational activities comply with legal, safety, and environmental requirements.
- Represent the company in discussions and approvals with government agencies when required.
Job Requirement:
- Degree in Business Administration, Engineering, Real Estate, Retail Management, or Related field
- Minimum 10 years of experience in retail or mall management, with at least 5 years in a senior leadership role.
- Strong understanding of P&L management, leasing, marketing, and facility management.
- Proven experience in new project development and team leadership.
- Excellent communication, negotiation, and stakeholder management skills.
- Familiarity with local regulatory and compliance frameworks.
- Accessing data efficiently and accurately.
- Strong analytical skills and ability to handle difficult situations.
- Sound knowledge of the retail market.
