Job Advertisement: Leasing Manager

We are seeking an experienced and driven Leasing Manager to join our dynamic team. This role requires a strategic leader who can manage leasing activities, drive occupancy rates, and enhance tenant relationships. The ideal candidate will have a strong background in leasing, team management, and market analysis, combined with excellent negotiation skills and a client-focused approach.

Key Responsibilities

1. Leasing Strategy Development:

  • Develop and implement strategies to achieve optimal occupancy and rental income.
  • Monitor market trends, analyze competitive data, and identify opportunities for rate adjustments and leasing campaigns.
  • Set leasing targets and objectives for the team, tracking performance to ensure goals are met.

2. Lease Negotiations:

  • Lead lease negotiations and prepare agreements with prospective tenants.
  • Ensure lease terms align with property management and client objectives.
  • Resolve lease-related issues and negotiate renewals or extensions.

3. Team Management:

  • Supervise and mentor a team of leasing agents or associates.
  • Provide guidance on leasing strategies, customer service, and client relationships.
  • Conduct regular performance reviews and ensure team members' professional development.

4. Client and Tenant Relations:

  • Act as the primary point of contact for tenants and clients on leasing matters.
  • Build and maintain strong, long-term relationships with tenants to ensure high retention rates.
  • Address tenant inquiries and resolve leasing issues promptly.

5. Property Marketing:

  • Collaborate with marketing teams to promote available spaces through online platforms, print media, and property tours.
  • Oversee the creation of promotional materials and digital content to attract tenants.

6. Financial Oversight:

  • Monitor leasing and occupancy rates, ensuring achievement of targets within budget.
  • Prepare and present regular leasing reports to senior management and stakeholders.
  • Track rent collection and ensure timely follow-up on outstanding payments.

7. Market Analysis:

  • Conduct research to assess rental pricing, demand, and competitor offerings.
  • Provide insights and recommendations for adjusting lease terms, pricing, or property offerings to stay competitive.

8. Compliance and Documentation:

  • Ensure all leasing activities comply with laws, regulations, and company policies.
  • Maintain accurate records of lease agreements, tenant correspondence, and property-related documents.

What We're looking for:

  • Minimum 2 years of experience in a senior management role within commercial leasing.
  • Strong understanding of leasing regulations, market trends, and industry best practices.
  • Exceptional communication, negotiation, and interpersonal skills.
  • Demonstrated leadership abilities with experience managing and developing teams.
  • Excellent organizational, analytical, and problem-solving capabilities.
  • Proficient in leasing software and the Microsoft Office Suite.
  • A Bachelor's degree in Real Estate, Business Administration, or a related field is preferred.

Job Types: Full-time, Permanent

Pay: RM7, RM8,000.00 per month
