Managing Pre-Fit Out process

  • Design & develop fit-out criteria document which include Mall designs Philosophy and concept
  • Ensure that the updated floor plan and layout are available for the tenants.
  • Responsible for pre-fit out briefing on tenancy design guidelines and management procedure to respective tenants, unit access, handover vacant possession, monitor fit-out progress, site inspection.
  • Ensure retail lots defects are rectified before handling over to the tenants.
  • Identify opportunities to improve process to gain consistency and accuracy in the development of the planning function.
  • Ensure that tenant complete all the pre-fitout documentation including familiarizing to the fit out guideline and Malls fitout norms, Operations & safety procedures and process. After successful completion of all pre fit-out procedures and completion of legal and commercial requirements, to issues the work order to start the fit-out.

Managing the Design approval process

  • Receive proposed design and construction drawing from the tenants, work with the design team to evaluate the design and to seek for the necessary approval.
  • Ensure tenancy design complies with the tenancy design guideline and proper document as required with retail malls.
  • Review and approve tenant 3D concept and submission drawings.
  • Review the shop front design.

Managing the Fit-out coordination work onsite

  • Ensure tenant obtained all necessary approval before commence any fit-out works.
  • Ensure works are carried out in accordance with the Retail Fit-Out guide and all other relevant documents.
  • Ensure smooth coordination with various internal departments, i.e Operations, Safety & Security team, leasing team, project team on M&E provisions, tenants, consultant, contractors etc.
  • Work with leasing team, coordinate, monitor & support tenants design submissions, feedback until approval for multiple assets
  • Monitor the site profess of any renovation work in tenat outlet and monitor the handover dates
  • Conduct final inspection of completed fit-out works before allowing tenants to operate their business
  • To monitor site condition works to ensure safety & quality standards.
  • Supervise, facilitate and coordinate the progress of the tenants interior fit-out works and is responsible as contact person between landlord and tenants on the interior fit-out (construction) and design works:
  • Ensure the M&E provisions for tenant lots are installed correctly based on the approved shop drawings.

Managing Asset Enhancement projects

  • Assisting in any other asset upgrading project instructed by management
  • To coordinate upgrading and reconfiguration works within the mall
  • Plan & provide budget for Asset Enhancement works including CAPEX, eg Electrical Vehicle Charging Station, Project similar to Project Chrysalls for Megah Square.
  • Assist to get tenant fit-out design approval from Development, Planning & Design Department.

Others

  • Coordinate all efforts in support of leasing approved new tenancies, provide technical support to the leasing team during the lease negotiation phase with tenants and to support on the space planning and establish design standard for building specification.
  • Implementation of Fit-out manual and tenancy design guide for all managed malls.
  • Understanding FAL and MAL requirements before calling for quotations and to check / verify all claims / invoices submitted by suppliers / vendors / contractors / service providers before submission for approval.
