Job Responsibilities

• Serve as the registered Competent Person (Chargeman B0, 11kV) with Suruhanjaya Tenaga for Mercu UEM, ensuring compliance with all statutory requirements.
• Assist the Facilities Manager in developing and implementing facilities management policies and standard operating procedures in line with company and regulatory guidelines.
• Conduct regular inspections and maintenance of 11kV switch rooms, transformers, busduct systems, gensets, and related electrical installations in accordance with ST requirements.
• Perform planned preventive maintenance (PPM) on HT panel switchgears, transformers, low voltage equipment, and standby generator sets as per schedule.
• Lead the Hard Services Team (Electrical, Mechanical, and Civil technicians) in managing day-to-day operations, troubleshooting, and maintenance works.
• Supervise and review monthly servicing reports from vendors for systems such as lifts, gondolas, fire protection, BAS, and electrical systems.
• Ensure smooth daily operation of all building systems through continuous monitoring and adherence to operational checklists.
• Prepare and maintain technical reports, maintenance schedules, and work plans, ensuring all tasks are completed on time and meet quality standards.
• Coordinate with contractors for maintenance, repair, and replacement works, and liaise with relevant authorities to maintain license validity and compliance.
• Manage administrative tasks including purchase requisitions in Oracle, stock inventory for maintenance parts, and coordination with Property Management and Tenant Relations teams for maintenance feedback and progress updates.

Job Requirements

• Must possess a valid Chargeman Certificate (Class B0, 11kV) registered with Suruhanjaya Tenaga (ST).
• Minimum five (5) years of experience in property or facilities management, preferably involving high-rise commercial, residential, or mixed-development buildings.
• Strong technical knowledge of mechanical and electrical (M&E) systems, including HT/LV equipment, generators, and building services.
• Good interpersonal and communication skills in both English and Bahasa Malaysia, with the ability to work effectively with internal teams, vendors, and authorities.
• Computer literate, with experience using facility management or maintenance systems (e.g., Oracle or related platforms).
