As a Sales & Marketing Manager, you will be responsible for achieving sales targets, identifying new market opportunities and developing strategic partnerships. You will work closely with the marketing team to create and execute effective strategies.

Key Responsibilities

General

  • Implement all policies, activities and procedures relevant to the Real Estate & Property Development Division.
  • Develop and execute marketing strategies to drive successful project sales.
  • Oversee the creation of marketing collaterals in alignment with each project's marketing plan.
  • Monitor and manage marketing expenses on a monthly, quarterly and yearly basis within the approved budget.
  • Conduct market research and trend analysis to maintain project competitiveness, optimize pricing strategies and refine marketing plans.
  • Handle statutory requirements, including Developer License and Advertising Permit (DLAP) submission/renewal, 7F and NAPIC submissions.
  • Ensure sufficient manpower for sales duties, launches, special events and exhibitions.

Marketing

  • Plan and oversee annual marketing activities.
  • Execute marketing strategies to enhance brand awareness.
  • Organize and coordinate on-ground marketing events.
  • Work with graphic designers to develop compelling visuals and key messages, ensuring timely execution of marketing communications per brand guidelines.
  • Prepare marketing reports, including post-event/campaign analyses, competitor insights, and performance metrics.
  • Track and manage marketing expenses, ensuring timely submission of payment-related documents.
  • Maintain and renew licenses for marketing materials such as buntings, banners, and billboards.
  • Evaluate and optimize marketing and pricing strategies.
  • Analyse market trends and prepare forecasts.
  • Generate new business leads.
  • Strengthen brand awareness and market presence.
  • Develop and manage the marketing department's budget.
  • Oversee branding, advertising, and promotional campaigns.
  • Manage and lead the marketing team.
  • Prepare and present monthly/yearly performance reports.
  • Represent the company at property exhibitions and major industry events.
  • Stay updated on the latest marketing trends and strategies.
  • Lead, motivate and manage the Sales Admin team to achieve confirmed sales targets.
  • Prepare and submit weekly/monthly sales reports to management.
  • Ensure all sales files are processed following Standard Operating Procedures (SOPs).
  • Coordinate with bankers, lawyers, and agents.
  • Obtain End Financing (EF) Line approval from financial institutions.
  • Reconcile monthly deposit and down payment collections.
  • Process payments for external marketing vendors/contractors, agent commissions, legal fees, and advertising costs.
  • Perform any additional tasks as assigned by the Head of Real Estate & Property Development Division.

  • Employment Type: Permanent
  • Working Hours: Flexible clock in & clock out

Qualifications & Requirements

  • Bachelor's degree in Business Administration, Marketing, or a related field.
  • Minimum of 3 years of experience in a relevant role.
  • Strong skills in sales strategy development, marketing campaign management, leadership and team management, negotiation and communication as well as market analysis.
