Staffworx Property Management (M) Sdn Bhd is seeking an experienced and proactive Building Manager to oversee the daily operations, maintenance, and compliance of our residential and commercial properties. This role requires strong leadership, financial management, and problem-solving skills to ensure our buildings are well-maintained, compliant with regulations, and provide a safe and efficient environment for occupants. The ideal candidate will have experience in managing budgets, coordinating maintenance teams, and liaising with tenants, contractors, and regulatory bodies. Responsibilities:

  • Oversee the daily operations of residential and commercial buildings, including facilitating and reporting on Annual General Meetings (AGM) and Extraordinary General Meetings (EGM).
  • Executing and managing the complete vacant possession (VP) process from pre-VP preparation to key collection.
  • Ensure compliance with the Strata Management Act 2013 and other relevant regulations.
  • Manage building maintenance, security, and cleanliness, upgrading and maintaining the building's image in accordance with established policies, procedures, and House Rules.
  • Troubleshoot, manage, and resolve MEP (mechanical, electrical, and plumbing) maintenance problems, including identifying and implementing a Preventative Maintenance Plan of the building's MEP services.
  • Handle tenant, developer, and JMB/MC (Joint Management Body/Management Corporation) relations, attending to complaints and queries professionally within an acceptable timeline.
  • Guide, train and monitor management staff as well as the building's service providers to ensure competence and performance.
  • Preparing annual operating budget and capital expenditure promptly including review etc. Monitoring and accountable for credit control policy, all collections, payment and the issuance of official receipts.

Requirements:

  • Bachelor's Degree in Property Management, Real Estate Management, Facilities Management, or a related field.
  • At least 3 years of experience in building or property management.
  • Strong leadership, problem-solving, and decision-making skills.
  • Familiarity with the Strata Management Act 2013 and local building regulations.
  • Knowledge of building systems (MEP, HVAC, plumbing, security, fire safety) and their maintenance requirements.
  • Proficiency in Microsoft Office and property management software is an advantage.
