**Responsibilities**:
Responsible for the maintenance, preservation and knowledge of all physical plant, systems, equipment and infrastructure, including but not limited to electrical distribution and associated infrastructure, water, air-condition, fire protection systems and associated equipment, roofing, pavement, signage and all alterations or modifications required.

Effective supervision and administration of the Facilities Management contract team including contracted M&E maintenance, contracted security, pest control personnel, cleaning personnel and other third-party personnel, ensuring that they are clear about expected standards of performance

Carry out repairs and preventive maintenance work in accordance with the plan

Monitor third party contractors and ensure adherence to the safe and legal routines

Investigate and respond accordingly to any reports of faults, breakdowns to facility equipment and call out contractor if required: and oversee work done

Arrange for general maintenance of facility equipment, fixtures and fittings as necessary

Assist Facilities Management in the procurement of best prices in consumables and non consumables

To help the Facilities Management manage and monitor the effectiveness of our customers service level agreements

First line of contact with all external utilities and general housekeeping

Communicate with Facilities Management on repairs, projects, and in emergency situations

Diagnose and repair malfunctions of facilities equipment's

Management By Waling About (MBWA)

Perform installation or repair of facilities equipment’s when required

Register with Suruhanjaya Tenaga (PW4) as a client competent person

Uninterrupted site operations

100% compliance of site to key client and APM audits

Meet or exceed Client Satisfaction survey targets

Vendor Management

**Qualifications**:
PW4 Certificate and above by Suruhanjaya Tenaga (Energy Commission)

Minimum 3 years’ experience in manufacturing or retail operations with knowledge of maintenance and services

Customer oriented, a team player, able to work independently and good interpersonal & leadership skills

Able to work under pressure and in a fast-changing environment

Fluent in Bahasa Malaysia and English

Willing to work on shifts/public holidays/weekends

Site Operations
Plan and take responsibility for smooth operations of all Mechanical, Electrical, Plumbing installations and Civil works pertaining to the facility

24/7 emergency call support and site attendance is required

Manage M&E scope of the projects to ensure the quality and deliverables within the stipulated time

Develop and implement innovation programs and processes that reduce utility costs, increase productivity and savings, and share learnings with the wider EOS community at Jones Lang LaSalle

Continuous optimization of processes, tools, and documentation

Achieve Key Performance Indicators and Service Level Agreement targets

Ensure EFIT system is utilized to manage PM & RM workorders

Implement, comply with, and audit all internal management systems, for quality assurance

Ensure Supervisor/Technician adhere to the client TPM program
