Ht Chargeman

1. Preventive and plan maintenances for HT equipment and accessories c/w data tracking, calibration, energy management, load balancing, load test and etc.

2. Monitor electrical system with monitoring parameters identified to check the performance of electrical systems

3. Monitor, testing and maintenance of firefighting system as to provide maximum protection to co-workers and company assets

4. To supervise external contractors works / service and monitor their performance.

5. To identify service contractor scope of works and submit monthly schedule of contract service chit received for all services carried out to Operations Manager for vetting.

6. To report any fault or failure immediately to the management during the servicing time and recommend for follow up action.

7. To carry out in-house maintenance, inspection and testing as assigned by the management.

8. To carry out all necessary maintenance works and checklist as assigned by management i.e. all types of water pumps, cooling tower, WCPU, ACSU, sewerage treatment plant (STP), ventilation fans and etc.

9. To attend to all Service Request/complain by building occupants and keep Operations Manager informed of the status of work.

10. Performs general or manual work associated with projects, which may include repairing office equipment, assembling furniture, moving equipment/furniture, installing furniture/fixture, moving boxes/records or lifting/moving heavy materials.

11. To inspect, monitor and test all emergency equipment and installations as per schedule.

12. To develop short and long terms/range building maintenance plans and recommends additional personnel, equipment and/or materials for inclusion in the budget.

13. To monitor and analyze energy consumption by reviewing energy use records to determine operating efficiency. Recommend building modifications or make changes in operating procedures to maximize energy and maintenance efficiency.

14. Ensures that operation, construction and maintenance of buildings, equipment, and systems are in compliance with applicable laws, codes, regulations and standards.

15. Conducts maintenance inspection of buildings, equipment and facilities to identify necessary repairs, implements preventive maintenance schedule to ensure regular servicing/maintenance of mechanical systems and equipment.

**Requirement**:

- Minimum SPM or Certificate in Electrical/ Mechanical.
- Must be able to communicate very well in Bahasa Malaysia and English.
- Must have registered Competent Electrical Chargeman Certificate under B0, B1 or B4 issued by Suruhanjaya Tenaga.
- Minimum of 5 years’ experience in building operations, maintenance management and support services.
- Hands on knowledge in handling all technical aspect of building and utilities.
- Must be familiar with 33KV and 11KV HV and LV Switchgears of high-rise building services maintenance functions. Good coordination and reporting skills.
- Well versed with all laws governing building management.
