**SUMMARY OF JOB FUNCTION**
The personnel shall responsible on all leasing functions, which may include reviewing and negotiating lease transactions and agreements. Oversees completion of all necessary paperwork and ensures proper customer service. Responsible for the productivity and budgetary performance of the leasing operations department.
**DUTIES & RESPONSIBILITIES**
- Create, administer, and update a strategic leasing plan for each property within the portfolio
- Maintain regular contact with tenants and monitor lease expirations
- Develop and grow relationships with national, regional and local tenants, as well as agents, tenant brokers, business, civic groups and individuals
- Research competitive market information and maintain understanding of market dynamics
- Maintain and update various lease reporting summaries on weekly basis
- Have general knowledge of the local laws governing landlord/tenant relationships
- Manages day-to-day operations of leasing and ensure maximum optimization of resources
- Set up objectives and targets and monitor regularly to ensure all objectives are achieved
- Lease vacant space according to defined retailer mix and target
- Manages all leasing activities including attracting new tenants, vetting prospective clients, rental negotiations and the development of attractive leasing packages
- Continually monitor tenant mix to ensure commercially profitable to the mall
- Fine tuning of retailer mix whenever is possible by visiting prospect regularly and have an updated waiting list
- Finalize renewals of existing retailers in accordance to company’s rules and procedures
- Prepare weekly and monthly reports on the status and performance of leasing activities
- Coordinate with retailers on a daily basis to resolve issues
- To attend to tenants and clients’ needs and provide optimal level of service
- Be up to date on new brands in the retail market
**SKILLS & ABILITIES**
- Able to manage work pressure, multi-tasking and work independently with sense of urgency
- Resourceful, flexible, adaptable with a positive working attitude
- Mature and meticulous
- Must be a team player
- Technical skills required
- Preferable with experience in technical and operation
- Good computer literacy
- Self-motivated and able to work independently as well as a dynamic team player
- Able to communicate in both English and BM
**REQUIREMENTS**
- Minimum 5 years’ experience within property sales and marketing environment especially in the leasing of retail lots.
- **Must have experienced in Strata Title on Mall Management.**:
- **Must be willing to work on weekens (rotation basis).**:
- Possess excellent interpersonal skills with good command of written and spoken English and Bahasa Malaysia.
- Computer literate with strong proficiency in Microsoft Excel and PowerPoint.
- Strong report writing and presentation skills
- Efficient, accurate with details and with strong analytical skills
- Well versed in Contract Law/Property Law/Strata Title and Master Title is added advantage
- Self-motivated and able to work under pressure with tight deadlines
- Good working knowledge of Malaysian Retail Market is an added advantage
Pay: RM7,000.00 - RM15,000.00 per month
