Facilities & Maintenance Department
- Manage the overall operations of daily maintenance works, assignments and providing technical support to ensure that all defects rectification are completed in a timely and efficient manner according to SOPs and timelines.
- Oversee the building maintenance which includes (not limited to only) the hotel building, rooms, public areas,restaurant, courtyard, bar, link bridge, plumbing and sanitary, air conditioning, lifts, fire-fighting system, generator set, electrical room/circuits, rooftop, parking bays, utilities and pump rooms, sprinklers, chillers, hot water systems etc.
- Develop, implement and execute the Planned Preventive Maintenance (PPM) program to ensure the facilities and equipment are well maintained and always in good working condition and works are completed based on schedule.
- Full utilization of the FCS App (Facilities Management program) where every task and assignment are recorded, tracked and completed according to KPIs set by the Management.
- Ensure compliance of all the safety requirements while carrying out all mechanical and electrical maintenance works.
- Coordinate with the chargeman/consulting engineer on high voltage switching of electrical systems.
- Troubleshoot and undertake any repair and maintenance works for electrical system and facility breakdown.
- Handle 11kV M&E substation of the premises with assistance from the chargeman/consulting engineer.
- Handle daily electrical usage by recording daily meter reading and test ACB for changeover system - voltage testing.
- Ensure strict compliance of regulations set by Suruhanjaya Tenaga Malaysia and relevant Government authorities.
- Ensure safety measures are taken when dismantling or installing any electrical related devices, equipment, etc.
- Perform daily routine checks on all mechanical and electrical system in the premises as per schedule.
- Prepare monthly report on number of defects, rectification and repair status, inventories and work-in-progress records.
- Manage and maintain an effective inventory controls for all replacement spare parts, tools and establish a list of suppliers/vendors that are able to supply the items as and when orders are placed.
- Work with Management team to identify, shortlist and recommend to the Management on the list of external service providers/ contractors for facilities maintenance and engineering work from respective trades.
- Liaise with and monitor the work of appointed external service providers/ contractors and ensure that they comply with all the health and safety regulations as set by the Government authorities and/or Management.
- Manage the team and ensure 24-hour maintenance coverage by organizing employee shift schedules and ensure that at all times there are facilities staff on duty on premises and/or standby during night shift for emergencies.
- Advise on energy efficiency and cost-effectiveness methods for all facilities maintenance and engineering works.
- Develop departmental SOPs and ensure timely update and execution of SOPs. Carry out internal departmental training based on the training calendar as planned.
- Monitor closely of the electricity and water usage and keep proposing ways to reduce the consumption as well as to minimize the overhead costs.
- Develop annual maintenance forecast budget plan to accurately plan expenses and justify the need in readjusting the
- budget (only if absolutely necessary) according to situational needs.
- Efficiently conduct annual reviews of all employees and resolve any disciplinary issues within the department.
- Ensure the functionality of all facility equipment is in accordance with SOPs and established guidelines.
- Liaise with all relevant local authorities and government agencies with regards to license renewal, compliance of rules and regulations as well as periodic inspection by relevant parties.
- Maintain the fire logbook and ensure that quarterly inspection requirements from fire safety authority are always met.
- Ensure premise is in compliance with all building, health, environmental, security and safety regulations.
- Undertake any other tasks/assignments as directed by the General Manager / Hotel Manager.

**Salary**: Up to RM8,000.00 per month
