Heating Ventilation and Air Conditioning Technician

1) Inspect, repair, modify and install HVAC equipment including refrigeration and air conditioning compressors, receivers, condensers, chillers, water cooling towers, forced air converter units, pumps, automatic and hand valves, expansion valves and capillary tubes.

2) Conduct regular preventive maintenance inspections of refrigeration units, isolated heating and ventilating units, including boilers, gas and electrically operated air-conditioning equipment, and make necessary adjustments or repairs; service and repair evaporative coolers.

3) Repair or replace defective parts in units and equipment and their controls, including thermostats, automatic switches, fan controls, log switches, damper motors, louvers, relays, filters, controls, belts, compressors, heat exchangers, high limit controls, pressure controls, safety valves, and automatic gas valves.

4) Operate a variety of hand and power tools, welder torch, vacuum pump, test equipment utilized in the trade and a motor vehicle; maintain equipment in effective and safe working condition; maintain parts and tool inventory.

5) Repair and rebuild semi-hermetic reciprocating compressors and compressors for centrifugal refrigeration machines.

6) Perform skilled electrical maintenance work in the repair, installation and alteration of HVAC equipment, components, timers, motors and wiring systems as needed; connect motors to control panels.

7) Test and examine boiler operations, observing meter and pressure gauges; conduct boiler water quality test and treatment; adjust boiler burner combustion.

8) Lubricate and pack heating, ventilation, refrigeration, and air-conditioning motors, pumps, fans, and other equipment.

9) Install and calibrate systems; install copper tubing and repair pipes and tubing as necessary; test joints and insulate pipes of refrigeration and air conditioning systems; flush boilers, descale tubing; rebuild pressure and temperature safety valves and water pumps.

10) Install, rebuild, replace or repair fans, motors, thermostats, fuses, filters, bearings, valves, controls, gaskets and other equipment as necessary.

11) Maintain related records concerning time, maintain log of tasks performed and write reports as required.

12) Maintain regular attendance

13) Manage, maintain, and use CMMS (computerized maintenance management system) work order system.

14) Checking and manage fire fighting systems.

15) Prioritize work, set work standards and inspect work in progress and upon completion for completeness and accuracy

16) Determine maintenance needs of facility equipment, arrange for storage of materials and equipment used in work, and implement maintenance and grounds management systems

17) Respond to off-hours critical calls to resolve facility issues, carry the emergency contact phone.

18) Coordinate maintenance and grounds activities with other departmental supervisors and contractors

19) Provide labour assistance to various departments.

20) Assigning and directing work, performance evaluation, rewarding and disciplining, addressing

21) Complaints and resolving problems

22) Perform the work of lower-level positions

a. Manage departmental budgets

b. Develop and implement preventative maintenance programs

c. Coordinate and direct office moves

d. Contract and coordinate the work of vendors

e. Foster a respectful, collaborative work environment with co-workers, other departments, and vendors

f. Order supplies, materials, and equipment

g. Use databases and scheduled meetings to identify, communicate, and plan workload including

23) Scheduling, implementation, equipment, and inventory needs for routine and event-specific tasks

24) Resolve scheduling, implementation, equipment, and inventory issues

25) Coordinate construction projects, remodels, and other special projects.

26) Assist in the preparation of various contracts, requests for proposals, and reports.

27) Attend and participate in professional group meetings; maintain awareness of new trends and

**Salary**: RM2,500.00 - RM2,800.00 per month
