THE JOBSCOPE
- Reports to Manager, M&E, or any other person appointed by the Head of Facilities Management.
- Responsible for the maintenance and operation of the M&E System of the building and performing frequent inspections and checking of the system is in good working condition at all times and filling the records such as commissioning, history & inventory.
- To ensure that the operation equipment such as electrical, air-conditioning, fire protection system, and other engineering equipment is operating smoothly and efficiently.
- To monitor the preventive maintenance program, daily, weekly, and monthly checklists/reports as required by ISO standards from the working team ensuring the achievement of all Key Performance Indicators (KIPs).
- To provide technical knowledge and skill in maintaining HV switch gears panels; HV/LV power transformers; LV main switchboard standby generators in good running condition. Propose or feedback any suggestions to the Manager, M&E on matters pertaining to the operation enhancement of the Department.
- To provide technical and operational support to the Manager, M&E.
- Must possess valid Electrical Chargeman BO Certificate & registration of BO Chargeman Certificate under Company with Suruhanjaya Tenaga.
- Undertake special assignments, ad-hoc functions, and related duties as and when required by the management.
- The company reserve the right to revise the job responsibilities in whole or in part at any time.
- To carry out the following works:
Duty
- to certify weekly standby generator set test run carried out by Chargeman;
- to deal with Authorities such as TNB, Suruhanjaya Tenaga, Bomba, JKKP as and when required;
- check and verify TNB electricity billings for Accounts Dept to make payment & all in house KWH meter consumption records;
- coordinate with Manager, Facilities Management and Safety Dept during Bomba inspection;
- ensure compliance with Suruhanjaya Tenaga regulations;
- to be present during meetings so that when M&E matters are discussed, can provide valuable and supportive suggestions/views;
Maintenance
- to lead Electrical, Air Cond & Facilities maintenance team or contractor to attend, handle and solve Leasing, A&P, Tenants’ complaints/problems; to perform a monthly report such as Technician’s response time, repair time, cases of service order tenants (completed / outstanding / KIV)
- To assist and attend to the maintenance works e.g. HV switchgear operating, and the breakdown for all UOA building sites as and when required.
- to repair any faulty components for all equipment if any breakdown does happen, record & perform a history record such as frequency of breakdown, downtime, expenses of breakdown repair;
- to identify the problem, prepare a simple BQ, raise a Purchase Requisition and make the decision to arrange for a contractor to check and solve the problem; evaluate offers from a contractor, recommend and propose a continuous improvement activity to management for reducing the unplanned equipment downtime.

Renovation
- Meeting with Tenants and their Contractors to brief them on the guidelines on Renovation Rules and Regulations relating to M&E matters.

Record
- to give instructions to update the drawings of the building if any modification or rectification works have been carried out.
- to record inventory facilities & engineering equipment spare parts, wear & tear consumable parts and maintain high levels of standard and accuracy.
- To record preventive maintenance progress status.
