Facilities Supervisor

**Key Responsibilities and Duties**: - Supervise and coordinate daily maintenance and repair activities across all company facilities. - Develop, implement, and monitor preventive maintenance schedules for all critical systems and equipment. - Ensure full compliance with all applicable health, safety, and environmental (HSE) regulations, including DOSH and DOE requirements. - Liaise with and manage external vendors, contractors, and service providers to ensure timely and quality delivery of facility-related services. - Monitor and manage facility-related budgets, ensuring cost-effective operations without compromising quality or safety. - Respond promptly to facility-related emergencies, breakdowns, and urgent maintenance issues, including after regular working hours. - Oversee facility improvements, space planning, and any renovation or upgrade projects from planning to completion. - Maintain accurate and up-to-date records of all inspections, maintenance, service reports, and facility documentation. - Provide training, guidance, and performance evaluation for maintenance and facility staff to ensure high performance and compliance. - Ensure the effective functioning of all security systems (CCTV, access control, alarm systems) and protocols. **Qualification / Knowledge / Skills Requirements**: - Proven experience as a Facilities Supervisor or in a similar facilities management role, preferably in a manufacturing or industrial setting. - Strong knowledge of building infrastructure systems such as HVAC, electrical, plumbing, compressed air systems, and water treatment. - Excellent leadership, organizational, and team management skills. - Ability to prioritize, plan, and manage multiple tasks or projects under tight timelines. - Strong problem-solving and decision-making abilities. - Knowledge of Malaysian safety, fire, and environmental regulations (e.g., OSHA, CIDB, BOMBA). - Effective communication and interpersonal skills for internal coordination and external negotiation. - Proficiency in using facility management systems (e.g., CMMS) and Microsoft Office Suite. - Minimum SPM or equivalent qualification; Technical certification in Electrical, Mechanical, or Facility Management is preferred. - Willingness and ability to respond to facility emergencies after regular hours. **Authority**: - Authorize daily maintenance work schedules and task allocation. - Recommend procurement of tools, equipment, and third-party services. - Approve leave and performance evaluations for facility team members. - Enforce safety and maintenance protocols in line with company policy. - Issue work stoppage orders in the event of unsafe conditions or emergencies. **Working Condition**: - Work is primarily conducted on-site at manufacturing and support facilities. - Exposure to loud machinery, chemicals, and moving equipment; PPE is mandatory. - May require occasional work during weekends, public holidays, or after hours to manage urgent breakdowns or oversee critical maintenance tasks. - Moderate physical activity including walking, climbing, or inspecting facility systems. **Key Performance Indicators (KPIs)**: - Percentage compliance with preventive maintenance schedule (target: ≥ 95%) - Number of unplanned breakdowns per month (target: < 3) - Response time to facility emergencies or maintenance requests (target: ≤ 30 minutes) - Maintenance cost variance vs. approved budget (target: ± 10%) - Safety incident rate within facilities (target: 0) - Staff competency and training completion rate (target: 100%) - Timely completion of facility upgrades or improvement projects (target: 100% on time) - Facility audit pass rate (internal/external) (target: 100%) Pay: RM3,500.00 - RM5,500.00 per month **Benefits**: - Maternity leave - Opportunities for promotion - Parental leave Schedule: - Day shift Supplemental Pay: - Overtime pay - Performance bonus Expected Start Date: 06/15/2025
