The Role:
As the Operation Manager, you will be responsible for the leasing, coordinating and managing the marketplace business including operations, profitability, merchant management, team management, contractor services, marketing and promotional activities as well as facilitating a good environment for merchant business and pleasant shopping environment for customers.
**Responsibilities**:
The following duties are not exclusive and certain items require effective delegation in whole or in part to be adequately fulfilled.
- Work closely with GM & top management to formulate, implement business & leasing plan to strengthen merchant mix, to enhance the value of the marketplace and to facilitate growth in revenue.
- Prepare annual sales budget and forecasts, review monthly financial forecast, manage the return of investment for Marketplace. To Manage and monitor the achievement of sales budgets while remaining prudent in expenditures.
- Work closely with Marketing Manager to plan, analyse, prepare, conduct market research and marketing plan in order to conduct the promotional events in the Mall to create brand awareness to the public with ultimate objective to increase profitability, traffic and customer engagement of the marketplace
- Maintain positive merchant relationships which include oversees the tenants/ business partner’s queries, requests, comments, and complaints with a view to resolve issues for service improvement and take appropriate actions according to standard operating procedures (SOP).
- Keep abreast of relevant legislations and advise management on the implications and necessary actions to ensure compliance.
- Source and lease good branding merchant in the marketplace, ensuring that the mix of merchant achieve the positioning of the marketplace.
- Work with building & food court teams in ensuring work is done in an optimal manner whilst meeting the required standards by laws, rules and regulations of the relevant authorities by implementing relevant SOP.
- Maintain effective communication between management, staffs, vendors and shareholders to ensure operational effectiveness of Gembox group of companies.
- Implement operations excellence framework, leading the team towards best practices and provide clear direction towards achievement of business improvement goals.
**Requirements**:
- At least 5 year(s) of working experiences in the related field is required for this position.
- Ardent planner with strategic mind set and strong leadership. Possess strong people management skills to drive results and obtain work commitment from subordinates.
- Sound stakeholders’ management abilities, adroit conflict resolution and critical thinking skills.
- Adept communicator with proven negotiation and persuasion skills.
- Highly adaptable, resilient, result-oriented, performance driven with acute business acumen.
- Eminent leadership skills to lead a highly dynamic and robust team.
- Have an in-depth knowledge of retail / F&B industry business and value proposition.
**Job Types**: Full-time, Permanent
**Salary**: RM15,000.00 - RM20,000.00 per month
