**Job Summary**

**Key Responsibilities**

**Market Analysis & Research**:

- Conduct comprehensive market research to identify strategic acquisition opportunities for new retail locations, workshops, and operational facilities.
- Analyze regional and national real estate trends to provide insights into potential growth areas and assess property values, zoning laws, and local market conditions.

**Property Identification & Evaluation**:

- Identify potential properties that align with Bateriku’s expansion needs, including site visits, property inspections, and feasibility assessments.
- Evaluate property suitability based on factors such as location, accessibility, demographics, and return on investment (ROI).

**Due Diligence & Risk Assessment**:

- Conduct thorough due diligence to assess legal, financial, and environmental factors associated with potential acquisitions.
- Coordinate with legal teams, appraisers, and other professionals to ensure compliance with regulatory requirements and company standards.

**Negotiation & Transaction Management**:

- Lead negotiations for property acquisitions, including purchase agreements, lease terms, and other contractual elements.
- Work closely with legal and finance teams to finalize transactions and secure favorable terms within budgetary and strategic goals.

**Financial Analysis & Reporting**:

- Prepare financial models and ROI projections to evaluate the potential profitability of acquisitions.
- Generate regular reports on acquisition progress, market trends, and portfolio performance to inform leadership and stakeholders.

**Portfolio Management & Optimization**:

- Oversee the management of acquired properties, ensuring they meet operational needs and are maintained according to company standards.
- Recommend improvements and adjustments to optimize the value of Bateriku’s real estate portfolio.

**Stakeholder Collaboration**:

- Collaborate with internal teams, including Finance, Operations, and Corporate Strategy, to ensure alignment between property acquisitions and corporate goals.
- Engage with external stakeholders such as brokers, property owners, government officials, and consultants.

**Key Requirements**
- Bachelor’s degree in Land Administration and Development, Property Management, Real Estate, Business Administration, Finance, or related field.
- Minimum **2 years of experience** in real estate acquisitions, property management, or related fields, with a strong track record of successful acquisitions. Experience in the automotive, retail, or service-oriented industries is a plus.
- **Ability to start immediately** would be an advantage.
- Strong negotiation and communication skills.
- Excellent analytical skills with an understanding of real estate financials.
- Knowledge of property laws, leasing regulations, and market trends.
- Proficiency in MS Office (Excel, Word, PowerPoint); experience with lease management software is a plus.

**Job Types**: Full-time, Contract

Pay: RM2,700.00 - RM3,000.00 per month
