**Responsibilities**:
1. **Job Purpose**
To manage and execute all aspects of property-related legal transactions including sales & purchases, financing, refinancing, perfection of transfer/charge, and liaising with relevant stakeholders such as clients, banks, and government authorities. The role ensures compliance with statutory requirements and high-quality legal support to ensure timely and accurate completion of property transactions.
2. **Key Duties and Responsibilities**
A. **Sale & Purchase Transactions**:
- Draft, review, and finalize Sale and Purchase Agreements (SPA) for sub-sale and developer units.
- Conduct title searches and due diligence.
- Advise clients on legal implications and procedures.
- Coordinate with agents and opposing counsel.
- Monitor payment schedules and redemption processes.
B. **Loan Documentation & Banking Matters**:
- Prepare and vet loan documentation.
- Attend to execution of banking documents.
- Liaise with panel banks solicitors.
- Advise clients on banking terms.
- Handle refinancing and redemption.
C. **Title & Land Office Matters**:
- Handle Perfection of Transfer (POT), Charge (POC) and title registration.
- Work with Land Offices, LHDN and State Authorities.
D. **Client Engagement & Professional Conduct**:
- Schedule and attend signing appointments.
- Ensure proper document verification.
- Communicate clearly with clients.
- Explain legal risks and procedures.
E. **File Management & Compliance**:
- Maintain complete physical and digital files.
- Track deadlines and update case systems.
- Ensure SOP and legal compliance.
F. **Developer Project Work (if applicable)**:
- Liaise with developers, banks and purchasers.
- Monitor progressive claims and billing.
- Handle registration upon title issuance.
G. **Marketing & Business Development Responsibilities**:
- Actively contribute to the firm's conveyancing business growth by identifying and pursuing new client opportunities.
- Establish and maintain relationships with real estate agents, developers, bankers, and mortgage brokers to generate referrals.
- Attend networking events, property exhibitions, and seminars to promote the firms legal services.
- Work with the marketing team to prepare promotional materials, client newsletters, and social media content relevant to conveyancing services.
- Maintain a professional online presence and contribute to firms branding through client engagement and legal writing (if required).
- Monitor market trends and competitor services to support service improvement and innovation.
**Job Requirements**
**Education & Legal Qualification**:
- Bachelors Degree in Law (LLB Hons)
- CLP / Bar-at-Law / equivalent
- Valid Practicing Certificate and Sijil Annual
**Work Experience**:
- Minimum 2 to 5 years experience in conveyancing
- Familiarity with sub-sale, loan and developer work
**Skills & Attributes**:
- Knowledge of property law and banking processes
- Strong drafting, negotiation and communication skills
- High accuracy and ability to meet deadlines
- Proficient in English, BM; Mandarin would be an advantage
- Familiar with legal software and MS Office
**Job Types**: Full-time, Permanent
Pay: RM5,500.00 - RM10,000.00 per month
