CRITERIA FOR APPLICANT (FOR ARCHITECT) :

  • Holds a recognized Architecture Degree approved by LAM, meeting the criteria for Part I or II (Resident and Graduate Architect). Licensed Architect is encourage to apply. (salary negotiable).
  • Professional track record: Resident or Project Architect (8-10 years minimum) , Architect or Designer years minimum) , Inspector of Works(IOW)(8-10 years minimum) within the architecture domain.
  • Strong technical competence in rapidly coordinating, detailing, managing, and supervising projects is of utmost importance.
  • Candidates with proficiency in BIM Modeling Software and Project Management Software will be given priority consideration.
  • Demonstrates effective management, presentation, and communication skills with authorities, clients, consultants, contractors, specialists, and team members.
  • Good understanding of construction details and building regulations.
  • Flexible to work independently or collaboratively with other consultants or construction team , covering project and construction management inclusive of construction contract ,  conceptual drawings, design presentations, and technical submissions to authorities and client.
  • Proficient in various computer tools: CAD, Photoshop, Excel, PowerPoint, Word, Microsoft Project etc.
  • Fluent in English, Bahasa Malaysia, and Mandarin, with a specific emphasis on effective communication in Mandarin for dealings with overseas clients.

JOB RESPONSIBILITIES  :

  1. Site Supervision and Coordination

  2. Oversee construction progress to ensure adherence to architectural plans and specifications.

  3. Conduct regular site visits to monitor quality, safety, and schedule.
  4. Act as the primary point of contact between the contractor, client, and design team.

  5. Resolve issues on-site related to design, construction techniques, or materials.

  6. Quality Control and Assurance

  7. Ensure that the construction work meets all required architectural standards and regulatory codes.

  8. Conduct inspections and review workmanship, finishes, and materials.

  9. Identify any discrepancies between construction and design, and ensure corrections are made.

  10. Documentation and Reporting

  11. Maintain comprehensive site records, including progress reports, photographs, and meeting minutes.

  12. Ensure that all changes and decisions are documented, and update the design documents when necessary.

  13. Track project milestones and report on the status to the client and the design team.

  14. Collaboration with Contractors and Subcontractors

  15. Coordinate with contractors to ensure that the construction process aligns with the design intent.

  16. Conduct regular meetings with subcontractors to clarify design requirements and resolve conflicts.

  17. Address any technical issues that arise on-site and suggest appropriate solutions.

  18. Managing Project Changes

  19. Approve or suggest modifications to designs or specifications based on unforeseen site conditions or client requests.

  20. Process change orders, ensuring that the alterations are consistent with the project's goals and budgets.

  21. Budget and Schedule Monitoring

  22. Help ensure that the project stays within the approved budget and schedule.

  23. Monitor and report on any delays or cost overruns.

  24. Review progress claims and other financial documents submitted by contractors.

  25. Regulatory Compliance

  26. Ensure that construction activities comply with local building codes, zoning laws, and other legal regulations.

  27. Facilitate inspections from local authorities and ensure compliance with environmental and safety standards.

  28. Client Communication

  29. Serve as the primary liaison between the client and the construction team.

  30. Address client concerns, explain design decisions, and ensure their satisfaction with the construction process.

  31. Keep the client informed of progress and any issues that arise during the construction phase.

  32. Post-Construction Evaluation

  33. Assist with the final inspection and handover process once the project is completed.

  34. Ensure that the building is functioning according to design specifications.

  35. Provide support in resolving any post-construction issues or deficiencies.

  36. Sustainability and Environmental Considerations

  37. Oversee the incorporation of sustainable building practices and environmental considerations into the project.

  38. Ensure compliance with energy efficiency standards, sustainable material use, and green building certifications where applicable.
