JOB PURPOSE:

The Senior Executive / Executive, Mortgage and Admin plays a key role in driving end-financing success by leading and managing the mortgage process for property purchasers. This includes establishing strong partnerships with banks and solicitors, ensuring smooth loan approvals and disbursements, and providing expert guidance to both customers and the internal sales team. The role requires strong coordination, communication, and follow-up skills to support buyers through every step of the mortgage journey and to achieve timely SPA and loan signings.

JOB RESPONSIBILITIES:

1. End-Financing Management

· Oversee and manage all end-financing activities from loan submission to disbursement.

· Advise purchasers on suitable mortgage packages, margin of financing, and repayment schemes.

· Ensure accurate and complete submission of loan documentation to banks.

· Proactively monitor approval status, resolve issues, and follow up to ensure timely SPA and loan signing.

2. Bank & Solicitor Relationship Management

· Build and maintain strong working relationships with panel and non-panel banks, lawyers, and valuers.

· Negotiate preferential loan packages and financing terms for company projects.

· Conduct regular meetings and updates with bankers to track progress and address challenges.

· Stay updated with latest lending policies, bank guidelines, and government incentives (e.g. HOC, LPPSA).

3. Customer Support & Advisory

· Provide professional advice and guidance to buyers regarding loan eligibility, documentation, repayment schemes.

· Handle escalated cases or loan rejections by finding alternative financing solutions.

· Conduct mortgage briefings or loan clinics during project launches and sales events.

· Maintain a positive and supportive experience for purchasers throughout the financing process.

4. Monitoring & Reporting

· Track and analyse loan approval rates, turnaround times, and disbursement performance.

· Prepare periodic management reports on end-financing status and conversion ratios.

· Highlight potential risks or bottlenecks that could delay loan processing or billing.

5. Team & Process Support

· Prepare and submit periodic loan status reports to management.

· Collaborate with Sales Admin, Credit Control, and Project teams to streamline workflows.

· Contribute to improving internal mortgage processes and customer experience.

· Ensure compliance with company policies, BNM guidelines, and all regulatory requirements.

REQUIREMENTS:

· Education: Diploma or Degree in Banking, Finance, Business Administration, or equivalent.

· Experience: Minimum 2-3 years of relevant experience in mortgage / end-financing, preferably within the property development or banking sector.

· Skills & Competencies:

o   In-depth knowledge of housing loan processes, documentation, and regulatory requirements.

o   Excellent communication, negotiation, and customer relationship skills.

o   Strong problem-solving ability with attention to accuracy and timelines.

o   Proficient in Microsoft Office applications (Excel, Word, PowerPoint).

o   Customer-oriented and able to work under pressure to meet deadlines.

· Personal Attributes: Professional, proactive, and able to work independently with minimal supervision.

KEY PERFORMANCE INDICATORS (KPIs):

· Overall loan approval rate and conversion ratio.

· Timeliness of SPA and loan signing completion.

· Accuracy and completeness of loan documentation.

· Level of purchaser satisfaction and service quality.

· Effectiveness of coordination with bankers and solicitors.
