Key Responsibilities:1. Maintenance & Operations
- Perform preventive maintenance, routine inspections, and general repair works on:
- Electrical systems (DB, switchgear, lighting)
- Plumbing systems (pumps, pipes, valves)
- HVAC systems (air-conditioning, ventilation)
- Firefighting systems (hoses, alarms, sprinklers)
- Mechanical systems (lifts, water pumps, auto-gates)
Carry out minor civil works such as patching, painting, tile repair, and sealing.
Troubleshooting & Emergency Response
Respond to breakdowns, complaints, and emergency maintenance requests in a timely and effective manner.
Conduct root cause analysis and implement corrective actions to minimize downtime.
Monitoring & Reporting
Monitor utility usage (water, electricity) and report abnormalities.
- Assist in maintaining accurate records of maintenance schedules, checklists, repair logs, and equipment inventories.
Report faulty or non-functioning systems to the Building Manager with recommendations for rectification.
Safety & Compliance
Ensure all maintenance work complies with safety, health, and environmental regulations.
- Support monthly fire drills, Bomba inspections, and other regulatory audits.
Enforce PPE and safety rules among team and contractors on site.
Contractor Coordination & Support
Supervise third-party service providers on site to ensure service quality and completion according to SLA.
- Support building events, renovation works, or move-in/out processes when required.
Job Specification (JS):Minimum Qualifications:
- Certificate or Diploma in Electrical, Mechanical, Building Services, Facility Maintenance, or related technical field.
Preferred Certifications (added advantage):
- Chargeman AO/A1 Certificate
- Wireman PW2/PW4
- SKM Level 2/3 (JPK accredited)
- Basic Firefighting / OSHA Safety Training
Experience:
- Minimum 1–2 years of working experience in a similar role within property, facility, or building maintenance.
- Fresh graduates with technical skills may be considered for Junior Technician role.
Skills & Competencies:
- Strong technical knowledge of M&E systems, tools, and maintenance procedures.
- Good troubleshooting and problem-solving abilities.
- Basic understanding of OSHA, Bomba, JKR, and local regulatory compliance.
- Able to use basic tools and diagnostic equipment (e.g., multimeter, pressure gauges).
- Ability to read electrical schematics or equipment manuals is a plus.
- Basic Microsoft Excel / Word knowledge for maintenance reporting.

- Reliable, disciplined, and responsible.
- Willing to work on a rotating schedule, weekends, and on-call duty when required.
- Team player with good communication skills.
- Physically fit and able to work at heights or confined spaces if necessary.

Pay: RM1, RM2,500.00 per month
