Job Summary:

We are seeking an experienced and results-driven Project and Site Manager to lead the full development cycle of a residential township and strata project in Semenyih, Selangor. This senior leadership role covers all phases of development—from initial planning, authority liaison, earthworks, and infrastructure to project delivery.

The right candidate is required to manage all contractors, subcontractors or direct workers to ensure smooth implementation of site management to achieve the quality set by the management within the stipulated completion time and budget.

Key Responsibilities:

1. Project Leadership & Planning

  • Oversee the full lifecycle of township and strata development projects.
  • Drive project planning, phasing strategy, and milestone tracking in line with company goals.
  • Lead collaboration with consultants, planners, and authorities to secure timely approvals.

2. Construction & Infrastructure Management

  • Supervise earthworks, platform preparation, and infrastructure works (roads, drainage, utilities).
  • Oversee strata housing construction to ensure compliance with Strata Titles Act, building regulations, and quality standards.
  • Resolve technical issues and coordinate construction activities to maintain progress.

3. Authority & Compliance Liaison

  • Manage submission processes and liaise with government agencies and utility providers.
  • Ensure compliance with all statutory, environmental, and development guidelines.
  • Coordinate documentation and inspections related to regulatory approvals.

4. Budget, Risk & Quality Oversight

  • Lead budgeting, cost control, and cash flow forecasting for the project.
  • Implement quality assurance and health & safety standards across all workstreams.
  • Monitor risk factors and implement corrective measures as required.

5. Stakeholder & Team Management

  • Lead and coordinate internal teams, consultants, and contractors across project phases.
  • Report project status, risks, and recommendations to senior management.
  • Maintain complete and organized documentation, drawings, approvals, and contracts.

Requirements:

  • Bachelor's Degree in Civil Engineering, Construction Management, Urban Planning, or related field.
  • 8–10 years of experience in township and strata development, with strong infrastructure and construction management exposure.
  • Excellent understanding of local development regulations, infrastructure planning, and strata development processes.
  • Proven experience in liaising with authorities, consultants, and utility providers.
  • Strong leadership, organizational, and project management skills.
  • Must be proficient in spoken and written Mandarin and English to communicate with consultants, contractors, and regulatory authorities effectively.
