- ¬ To actively source for and identify prospective tenants/buyers to generate leads. ï
- ¬ To negotiate qualified deals from inception to final execution. ï
- ¬ To prepare and execute leases following the regulations and standards set in the Tenancy Agreement ï
- ¬ Assist to collect deposits to secure potential tenants/buyers ï
- ¬ To monitor tenants/shop owners to always comply with the rules and regulations set to ensure they comply to their obligations. ï
- ¬ To establish and maintain good relationship with tenants and shop owners ï
- ¬ To resolve tenants/shop owners complaints and maintaining good working relationship with prospective, existing and short-term tenants/shop owners. ï
- ¬ To visit and ensure the properties are maintained and under good condition always. ï
- ¬ To respond to and follow-up on inquiries, complaints and leasing matters. ï
- ¬ To coordinate in handover and takeover of premises to and from tenants and perform relevant inspection before returning lessees's deposits. ï
- ¬ Aim to minimize costs while keeping tenants or shop owners satisfied by promptly addressing their concerns and attending to complaints & requests. Collection ï
- ¬ To set payment collection goals and targets for debts collection ï
- ¬ To establish and implement strategies to improve outstanding credit collection ï
- ¬ To provide a daily/weekly/monthly reports to the Management Admin ï
- ¬ To manage and monitor expiry and renewal of all tenancies, leases, license, insurance etc ï
- ¬ To manage and monitor and conduct routine inspections and maintain documentations to ensure building and its facilities comply with the relevant statutory provisions and regulations of the local authorities, state government, etc ï
- ¬ To lead and oversee the property management team which includes but not limited to the implementation of house rules and by laws. ï
- ¬ To ensure efficiency of staff by monitoring staff movements, coordinating schedules, assignments and administer action plans consistently. ï
- ¬ All other responsibilities or requirement associated with the position in the properties assigned from time to time by the Management.
