**Main Job Responsibilities**:
Under the general guidance and direction of the Building Manager and the Facility Engineer. Work within the guidance of Building Management’s Policies, Procedures and Engineering Manual. Assist in the physical integrity of all electrical facilities and participates in all safety and security programs.
- Liaise with clients, contractors, visiting engineer, subsidiaries (within Ikhasas group), authorities(Suruhanjaya Tenaga, TNB etc) & the Management on LV/electrical system of the property including undertaking the lawfully registration of all electrical installation (i.e generators).
- Analyzing, trouble-shooting & resolving anomaly of LV/electrical system within and beyond normal working hours.
- Ensuring maintenance and operations of the property is at adequate level by coordinating daily routine works, inspections, preventive maintenance & corrective maintenance, trouble shooting and work scheduling as per regulatory requirement on LV/electrical system of the property.
- Assisting the engineers in coordinating with vendors on periodic maintenance/troubleshooting/repair of various building services such as air-conditioning system, fire prevention system, building automation system (BAS), hot water system, mechanical pumps, card access system, CCTV system, panic alarm system and etc.
- Responsible to implement, monitor and improve the Standard Operating Procedures (SOP) of LV/electrical system including the daily/weekly/monthly/yearly checklists & logbooks and propose improvement plans periodically.
- Management of subcontractors and vendors.
- To implement and enforce house rules and regulations in order to create a conducive living environment.
- Liaising and attending meetings with management committee.
- Preparing minutes of meeting and monthly operational reports.

**Supervising management staff**:

- Evaluating employee performance and providing direction, correction, or additional training to ensure proper maintenance of the building
- Sourcing for contractors as needed to maintain, repair, or improve the property
- Overseeing security, cleaner, fire prevention, and all M&E systems
- Contracting professionals for repairs as needed
- Overseeing contractors and inspecting completed jobs
- Preparing and monitoring annual budgets
- Resolving complaints, problems, and requests from building occupants
- Ensuring that occupants are satisfied with the level of management
- Assisting with emergency response and evacuations
- Maintaining records of strata rolls
- Performs related duties and special projects as assigned, as and when necessary, as instructed by the Department Head.

**SKILLS REQUIRED**:

- Able to manage work pressure, multi-tasking and work independently with a sense of urgency;
- Resourceful, flexible, adaptable with a positive working attitude;
- Mature and meticulous;
- Must be a team player;
- Technical skills required;
- Preferable with experience in technical and operation.
- **Minimum 1-2 years experience, experince in HOTEL Maintenance would be an added advantage.**:

- Able to communicate in both English and BM.

**Salary**: RM2,500.00 - RM3,000.00 per month
