To assist Project Manager in managing overall pre-development planning that includes project feasibility, design brief and project implementation as per the time frame, cost and quality objectives. Preparing, checking, and updating progress project payment and professional fees up to final account. - Preparation of paperwork on management approval, client-consultant meetings, site meetings, and documentation related with the project. - Assist to give advice and input to the consultant based on pre-feasibility research and study of new land for development with market research based on past project data. - Involved in pre & post contract matters i.e. appointment of consultant, checking tender drawing against bill of quantity. - Assist to collaborate with Sales and Marketing Department during design workshop for preparation market development/project brief, identifying key design value which include setting concept, target market and product positioning, design strategies, material selection, construction and procurement strategies, project time frame and financial targets. - Assist to initiate and manage collaboration and integration with external consultants, key stakeholders, and clients. - Assist to ensure the submission of DO and Building Plan for approval done in timely manner according to project timeline. - Assist to update Sales and Marketing Department and ensure information for Sales and Purchase Agreement is correct according to Approved Plan. - Assist to monitor development of Tender Documents from Consultants and collaborate with Procurement Department for Tender Call, subsequently to provide recommendation for tender award. - Assist in managing and monitoring the completion of construction works within contract value and to reduce the occurrence of variation orders entailing additional cost whilst ensuring quality products and timely completion. - Assist to provide technical advice on design, variations and build ability to meet customers’ expectation on quality of product and workmanship. - Assist to manage consultants, contractors and suppliers involved in the projects to ensure construction works within contract value with quality products and timely completion. - Assist in implementing the quality, health, safety and environment management system i.e. policies, activities, procedures, instructions where relevant as per SOP and ISO quality standard. - Assist in obtaining CCC through coordination with project teams, utility providers and local authorities as per schedule. - Assist in ensuring the main infra services are implemented to support building CCC for implementation. - Assist in handing over completed main infra services to the authorities for their operation and maintenance. - Assist in ensuring the project stage completion is on time or ahead of schedule in order to achieve the Monthly Target. - Assist in monitoring defects i.e complaint & rectification during DLP period.
