- == Summary of Principal Job Responsibility ==
- Your role as Business Development Executive is to ensure good tenant mix within the building. This involves understanding what is in trend and future market demands. We will need you to establish and maintain an amazing tenant-landlord relationship. Thus, timely response and close follow ups with their enquiries are vital. Your daily task will include finding prospective tenants, explain and negotiate terms, and finalizing commercial terms and tenancy agreement.

== Specific Job Duties and Responsibilities ==
- Support the Management / Business Development Manager in planning and implementing tenancy mix for our industrial property.
- Identify and short-list suitable tenants. Initiate discussion with potential tenants, negotiate the lease and finalize rental and other terms and conditions.
- Ensure tenants’ adhere to the lease terms.
- Establish and maintain good landlord-tenant relationship. Resolve any tenants’ concerns and issues soonest possible.
- Prepare and maintain tenancy agreements, management reports as well as documents with regards to lease transactions.
- Monitors all New and Existing tenancy document activities to ensure they are always up-to-date and completed on time.
- To ensure meet and achieve KPI that given by the Management / Business Development Manager.
- To initiate forward planning and conduct market research from time to time to obtain up to date marketing intelligence and latest trends.

The above functions are by no means exhaustive. The responsibilities of the Business Development Executive will be reviewed/amended from time to time to reflect the business needs of the Company.

- Education Background:

- Experience:
>>Minimum 5 years’ experience within property sales and marketing environment especially in the leasing of industrial property.
>> Minimum 1 year’s relevant experience in active local leasing preferred.
- Skill:
>> Familiar with Microsoft Office.
- Others:
>> For support of non-BM or English. tenant, Mandarin and local dialects ability will be an advantage.
>> Presentable and talkative person.

- OT = Hourly Salary x 1.5

**Based on form submission and manager approval
- Business Travelling Mileage = RM 0.60 / km
- Medical Card (RM 350,000 / year) ** After Confirmation
- Training Allowance (claimable RM 700 / year) ** Employee can enroll any useful courses such as excel courses, accounting courses
- Commute Allowance (based on distance)
- Traveling Meal Allowance (local travel = RM 50)

- Performance Bonus twice / year (Average 1 month / time = total of 2 months / year)
