Property Executive/manager

**Key Responsibilities1. Financial Management**
- Create and manage the property’s budget.
- Track income and expenses to maximize profits.
- Handle rent collection, late payments, and security deposits.

**2. Marketing and Leasing**
- Develop strategies to attract and retain tenants.
- Manage social media and online listings.
- Negotiate lease agreements and handle tenant move-ins/move-outs.

**3. Tenant Relations**
- Address tenant concerns and resolve issues quickly.
- Build positive relationships through excellent customer service.
- Enforce lease terms and property rules.

**4. Maintenance and Operations**
- Oversee repairs, maintenance, and property inspections.
- Coordinate with contractors and vendors.
- Respond to emergencies and ensure the property is well-maintained.

**5. Staff Management**
- Hire, train, and supervise on-site staff.
- Evaluate performance and provide feedback.
- Ensure the team works efficiently and meets goals.

**6. Compliance**
- Ensure the property follows all local laws and regulations.
- Keep accurate records of leases, maintenance, and inspections.

**Skills and Qualifications**
- **Experience**: 3+ years in property management, with leadership experience.
- **Industry Knowledge**: Understanding of real estate markets and local regulations.
- **Communication**: Strong interpersonal and negotiation skills.
- **Financial Skills**: Budgeting, forecasting, and financial analysis.
- **Leadership**: Ability to manage and motivate a team.
- **Organization**: Strong time management and attention to detail.
- **Technical Skills**: Proficiency in property management software and Microsoft Office.

**Performance Goals**
- Maintain high occupancy rates and tenant satisfaction.
- Meet or exceed financial targets.
- Ensure the property is well-maintained and compliant with regulations.
- Build a motivated and effective team.

Pay: RM4,000.00 - RM9,000.00 per month
