The Senior Project Executive / Project Executive is responsible for assisting in the full spectrum of property development activities — from feasibility and design coordination to project implementation and handover. This role ensures that residential, commercial, and mixed-use development projects are executed efficiently, within approved budgets, timelines, and quality standards, while complying with all regulatory requirements.

Key Responsibilities:

1. Project Planning & Pre-Development

  • Assist in feasibility studies, market analysis, and site evaluation.
  • Coordinate with consultants and planners during concept and design development.
  • Prepare and monitor project implementation schedules, budgets, and cash flow projections.
  • Support in obtaining all necessary planning, building, and authority approvals.

2. Project Execution & Coordination

  • Oversee day-to-day project implementation, ensuring compliance with design intent, specifications, and timelines.
  • Liaise with consultants, contractors, and suppliers to ensure smooth project execution.
  • Attend regular site, technical, and coordination meetings; monitor progress and report deviations.
  • Ensure timely resolution of design, technical, and construction issues.

3. Cost & Contract Administration

  • Assist in tendering, evaluation, and appointment of consultants, contractors, and vendors.
  • Monitor project expenditure, variations, and claims to ensure adherence to approved budgets.
  • Work with the Quantity Surveying team to support value engineering initiatives and cost optimization efforts.

4. Quality, Safety & Compliance

  • Ensure that all works comply with statutory requirements, building codes, and company quality standards.
  • Conduct periodic inspections to verify quality of work and adherence to design.
  • Coordinate with Safety Officers and contractors to maintain a safe and compliant work environment.

5. Stakeholder & Handover Management

  • Maintain effective communication with internal teams, consultants, contractors, and government agencies.
  • Support management reporting through progress updates, risk assessments, and project performance reviews.

  • Participate in project handover activities, including defect rectification, documentation, and customer service coordination.

  • Any other related job tasks assigned by Management.

Requirements:

  • Bachelor's Degree in Civil Engineering, Architecture, Building Science, Construction Management, or related discipline.
  • Minimum 3–5 years (for Project Executive) or 5–8 years (for Senior Project Executive) of relevant experience in property development or construction (residential, commercial, or mixed-use).
  • Strong understanding of the property development lifecycle, from design through to construction and handover.
  • Knowledge of local building regulations, authority submission processes, and construction standards.
  • Proficient in MS Project, AutoCAD, Excel, and project management software.
  • Excellent communication, coordination, and analytical skills.
  • Self-motivated, detail-oriented, and able to work independently under minimal supervision.
