Site Supervisor

To lead and manage construction, renovation, and upgrading works in _operational/occupied buildings_, ensuring mínimal disruption to tenants and business operations. Responsible for planning, coordination, safety compliance, quality assurance, contractor supervision, sourcing and evaluating contractors, and timely delivery of works within approved budgets and specifications.

**Responsibilities**:
1. Planning & Coordination
- Plan and schedule renovation, upgrading, rectification, and Additions & Alterations (A&A) works for existing buildings.
- Coordinate work execution to minimize impact on building occupants and operations.
- Review drawings, method statements, Method Statement & Risk Assessment (MSRA), work permits, and specifications.
- Liaise with consultants, authorities, building management, and utility service providers.

2. Contractor Sourcing & Procurement Support
- Identify, shortlist, and evaluate suitable contractors and suppliers for project works.
- Prepare and issue RFQs (Request for Quotation), obtain pricing, and conduct price comparisons.
- Assess contractor capabilities, workmanship history, safety performance, and resource capacity.
- Recommend contractor award based on cost, technical suitability, and project requirements.
- Assist in drafting scope of work, cost breakdowns, and procurement justification.

3. Site Management & Execution
- Lead day-to-day site operations and supervise contractors and work teams.
- Monitor progress and ensure timely execution in accordance with approved plans.
- Ensure site containment measures (noise, dust, hoarding) are in place for live environments.
- Conduct regular inspections and resolve site issues promptly.

4. Safety & Compliance
- Enforce OSH standards, building safety regulations, and permit-to-work requirements.
- Coordinate shutdowns, after-hours work, and high-risk activities to ensure safe execution.
- Conduct toolbox meetings and ensure workers adhere to safety protocols.

5. Quality Control & Defects Management
- Ensure workmanship meets specifications, standards, and authority requirements.
- Conduct inspections, testing, and closure of non-conformance items.
- Lead defect rectification and manage handover documentation.

6. Cost & Contract Administration
- Monitor material consumption, manpower deployment, and subcontractor performance.
- Verify joint measurements, progress claims, variation works, and payment recommendations.
- Support contract and commercial teams in variation evaluation and cost reviews.

7. Tenant & Stakeholder Coordination
- Liaise with tenants/occupants regarding schedule, access, service shutdowns, and noisy works.
- Provide timely notifications and manage expectations to reduce disruptions.
- Respond to tenant needs, complaints, and feedback promptly and professionally.

**Requirements**:

- Diploma/Degree in Civil/Structural Engineering, Architecture, Construction Management, or equivalent.
- 5-10 years relevant construction/renovation experience, with 3+ years managing works in existing or operational buildings.
- Strong knowledge of A&A works, MEP coordination, and building system interfaces.
- Experience in contractor sourcing, quotation evaluation, and cost comparison is essential.
- Excellent communication, stakeholder management, problem-solving, and leadership skills.

Pay: RM4,000.00 - RM7,000.00 per month
