**職位概況:**
候選人將負責監督專案規劃、執行和完成的各個方面,確保專案在預算範圍內按時交付。
**主要職責:**
該職位向首席投資和房地產官匯報,負責但不限於:
- 專案規劃與執行:
- 制定全面的專案計劃,包括時間表、里程碑和資源分配。
- 與建築師、工程師、承包商和其他利害關係人協調,確保專案符合目標和要求。
- 監控和追蹤專案進度,根據需要進行調整以確保成功完成。
2. 許可和許可:
- 確定並獲得專案所需的所有許可證和許可證。
- 確保遵守地方、州和聯邦法規以及建築規範。
- 與政府機構、檢查員和其他監管機構聯絡。
3. 預算與成本管理:
- 準備和管理專案預算,確保財務效率。
- 確定節省成本的機會並實施策略以保持在預算範圍內。
- 批准支出並管理專案財務。
4. 利害關係人溝通:
- 作為所有專案利害關係人(包括建築師、工程師、承包商、團隊成員和高階管理層)的主要聯絡人。
- 定期更新專案狀態、風險和問題。
- 促進專案團隊成員之間的有效溝通和協作。
5. 風險管理:
- 識別潛在的專案風險並制定緩解策略。
- 監控整個專案生命週期的風險因素並根據需要實施應急計劃。
6、品質保證:
- 確保所有專案可交付成果符合品質標準和期望。
- 定期進行檢查和審核,以保持專案品質。
**資格及要求:**
- 工程、施工管理、建築或相關領域的學士學位。
- 擁有豐富的專案經理經驗,並對專案管理方法和工具有深入的了解。
- 能夠同時管理多個專案。
- 對施工流程、建築規範和監管要求有豐富的了解。
- 候選人必須擁有自己的交通工具並願意出行。
