Construction Manager

**Responsibilities**:_
- Leader for all ID Fit out post project assigned. Responsible on overall on-Site construction management and off-site fabrication, Quality, time Frame & HSSE on site.
- Able to understand fundamental of Mechanical & Electrical scope.
- To oversee the smooth running of assigned project; To manage and motivate the work team / down liners in a positive, encouraging and effective working environment / methodology.
- Able to advise, propose or manage value engineering in terms of cost, methodology, scheduling, risk or defects management
- To study on layout, detail and construction drawing, referring to BOQ, discuss with PM or QS dept on cost complication.
- To manage/monitor and track on project variation and amendment, work order, site instruction etc. (ensure SI issued with valid reason with agreement with vendor).
- Teamwork with PM or QS in managing project cost inclusive dealing with client for commercial clarification, vendor claim verification & monitor material deliverable time frame (achieving additional profit margin according to the KPI).
- To verify contractor’s invoice, to justify and clarify on invoice quantity, unit rate and scope of work with PM or QS dept with proper support document (Ensure verification of TC form during final claim).
- To manage project Pre and Post show for finalization of account to client with Contract Department.
- To on site filling accordingly to ISO procedure and always ready for internal/external audit.
- Able to produce detail work forecast schedule and able to guide and review down liners work forecast.
- To monitor site progress closely ensure the work is proceed according to the agreed project schedule.
- To assist and monitor on procurement for project materials arrival on time.
- Assisting in the identification and preparation of safe work procedures.
- Able to deal with PMC / consultant / Architect for Builder Tender by providing technical input which benefit to the quality of work. (example: VE better construction methodology).
- To assist designer on site measurement and advise on shop drawing.
- To study and check site condition - wall, floor, ceiling, framing, M&E fitting, equipment and loading/unloading location etc.
- To fully understand and to retrieve related Building Architectural Plan and Renovation Guideline, structural drawing, M&E drawing, as build drawing.
- To prepare for mockup and submission of sample for approval as PM instruction.
- To arrange necessary site protection, hording, signage and safety equipment.
- Comply to department SOP and company Integrated Management System (ISO9001 / ISO37001 / ISO45001 / ISO14001.
- **Job Specification (Education & Experience)**:_
- Minimum 5 years of experience as ID fit out Construction Manager or Senior Supervisor.
- Experience in Interior Design and Fit out Construction and Project Management.
- Graduated from Interior Design course / Project Management will be an advantage.
- Understand Interior Design Fit Out and Project Management System and Documentation process.
- Understand Interior Design Out Fit Work Methodology.
- **Skill & Knowledge**:_
- Good knowledge of computer skills - Microsoft Office, Microsoft Project Schedule
- Good written and oral communication skills - English, Bahasa Malaysia and Chinese.
- Interactive and good communication with all levels.
- Ability to handle projects independently.
- Ability to manage and handle at least 2 sites simultaneously.
- Possess own transport.
- Positive working attitude, discipline, aggressive and proactive.
- Interactive and good in communication.

Pay: RM5,000.00 - RM6,500.00 per month
