Job Title: Expression of Interest: Retail Leasing

Location: You City, Cheras / Atria Shopping Gallery / Bandar Puteri Jaya, Sg Petani

Reports To: Head of Leasing

ROLE POSITIONING & OBJECTIVES:

We are seeking a strategic, commercially driven Leasing personnel to lead the leasing performance, rental strategy and long-term asset value maximization across our property investment portfolio.

In this role, you will be accountable for driving key KPIs including rental revenue, occupancy rates, yields and tenant mix optimization while ensuring that each asset achieves its targeted performance. You will spearhead leasing strategies, build strong retailer relationships, and guide both the leasing and tenancy administration teams toward operational excellence.

You will also play a pivotal role in long-term asset planning, including developing 10-year rent roll forecasts, evaluating feasibility of retail projects and collaborating closely with Marketing, Fit-Out and Credit Control to enhance tenant performance and ensure seamless tenancy lifecycle management.

WHAT YOU WILL OWN:

• Responsible for the KPI of rental revenues, occupancy rates, average rental rates and yields, etc for the portfolio under Property Investment Division. To do leasing and renewal of all new and current tenancies.
• To plan and execute retail and leasing strategies to ensure the trade and tenancy mix which will maximise the Rental Revenues.
• To plan and achieve a ten-year rent roll for each asset and forecast for the next ten years.
• To plan an action plan which will ensure the yield and occupancy rate for each asset is achieved as per KPI.
• Identify, communicate and negotiate effectively with tenants and prospective retailers.
• Responsible in managing leasing approval processes, lease documentations (Approval Forms, Letters of Offer, Tenancy Agreement) and ensure that they are followed up with standard accuracy by the leasing team. To work together with Tenancy Administration team.
• Responsible in managing the leasing and tenancy admin teams. To ensure weekly leasing meetings are conducted and follow up closely with all cases.
• Work together with other team members especially Marketing in maximising tenants' sales and Credit Control in ensuring collections are done in a timely manner. Coordinate with Fit out team to ensure timely handover and completion of fitout. Communicate and manage tenants with such issues top achieve best results.
• Able to conduct feasibility studies of retail projects or retailers/ prospects for the spaces under discussion to enable decision making.

ESSENTIAL, EXPERIENCE, SKILLS & KNOWLEDGE:

• Bachelor's degree in Business Administration, Real Estate, Property Management, Marketing, or a related field.
• Minimum 8–10 years of experience in retail leasing, with proven success in managing multiple assets and portfolios.
• Strong track record in achieving KPI targets for rental revenue, occupancy rates, yields, and tenant mix optimization.
