INSPECTOR OF WORKS: ARCHITECTURAL

Job Description:

  • General site management includes management of the site documentation and prepare daily site diary to monitor day-to-day site activities.
  • Responsible for the supervision and monitoring of construction works in accordance with the contracts and construction drawings especially in respect of specifications, quality and time of completion.
  • To inspect and monitor at all times each stage of construction of architectural, landscape and ID work and any other inter-related works.
  • To ensure that all materials delivered to site conform to the approved specifications and the project's inspection test plan.
  • To identify all remedial/outstanding works to be carried out and to ensure that those works are carried out by the contractors within the time stipulated in the contracts.
  • To regularly report to relevant superiors on the progress of the works and the problem areas encountered, especially in respect of defective, outstanding or non-conforming works or delayed works.
  • To keep all relevant forms, documents, correspondence and records in respect of the progress works such as daily work record which encompasses labour force, machinery and weather records.
  • Upon completion for work, to carry out final inspections and handovers including ensuring that all as built drawings are prepared and a copy kept with relevant superiors prior to issuance of certificate of practical completion.
  • To control all relevant project documents and data.
  • Verify site daily progress reports, inspection forms, and quality control documentation to maintain accurate records.
  • Lead and study C&S, M&E, Arch, Landscape and ID drawing, highlight any discrepancies and to Assist in the coordination and integration of works with other IOW.
  • Issue Site Memos and Non-Compliance Reports (NCR) to contractors when work does not meet contractual or quality requirements.
  • Maintain detailed records, including photographs, measurements, and samples for documentation and reporting purposes.
  • Prepare fortnightly site progress reports for submission to the management.
  • To attend site meeting.

Job Requirement:

  • Diploma/Cert from Technical Institution or above
  • At least 5 years working experience in related field
  • Initiative and able to work independently with minimum supervision.
  • Excellent interpersonal, communication, presentation, negotiation and reporting skills
  • Preferably with experiences in supervising high rise residential product or similar projects
  • Registered with Lembaga Arkitek Malaysia (LAM) as Inspector of Works (IOW)
  • Proficient in reading and interpreting architectural drawings and specifications
  • Thorough understanding of architectural design, construction methods, and building regulations
  • Familiarity with Q-LASSIC practices is an advantage
