Job Summary:

We are seeking an experienced and proactive Estate Manager to oversee the daily operations, maintenance, and administration of a residential or commercial estate in Petaling Jaya. The ideal candidate will ensure the property is managed efficiently, remains in excellent condition, and that residents' or tenants' needs are met professionally.

Key Responsibilities:

Estate Operations Management

Supervise all estate staff (security, maintenance, cleaners, etc.)

Oversee daily operations and ensure service standards are upheld.

Manage contracts and coordinate with vendors and service providers.

Maintenance & Facilities

Plan and oversee preventive and corrective maintenance.

Ensure facilities, landscaping, and common areas are well-maintained.

Handle repair requests and monitor completion of maintenance works.

Budgeting & Financials

Prepare and manage the estate's annual budget.

Monitor expenses and ensure cost-effective operations.

Oversee billing and collection of maintenance fees or rent.

Resident & Tenant Relations

Serve as the primary point of contact for residents or tenants.

Address complaints, feedback, and service requests promptly.

Organize community engagement or estate-related events (if applicable).

Compliance & Safety

Ensure compliance with local laws, safety regulations, and strata regulations.

Manage audits, licenses, and renewal of legal documents.

Implement safety and emergency procedures.

Requirements:

Diploma/Degree in Property Management, Real Estate, Facilities Management, or related field.

Minimum 3–5 years of experience in estate or property management.

Strong leadership, communication, and problem-solving skills.

Familiar with Strata Management Act 2013 (Malaysia) and local council regulations.

Proficiency in MS Office and property management software is an advantage.

Able to work independently and manage multiple tasks.

Preferred Attributes:

Experience managing high-rise residential, gated community, or commercial properties.

Bilingual in English and Bahasa Malaysia; other languages an advantage.

Strong interpersonal and conflict resolution skills.
