JOB RESPONSIBILITIES:

  • To conduct site analysis and preliminary feasibility study on the new project(s) undertaken by the Company.
  • Manage all aspects of project execution including but not limited to the development schedule, and project cost, and be responsible for ensuring the project is executed within a defined schedule and budget.
  • Prepare the initial design concept (if necessary) and liaise with the sales and marketing team to establish the product or design brief of the new project(s).
  • To work closely with the architect and consultants' team during the initial design stage, and to produce the preliminary design concept for the Management approval.
  • Oversee all aspects relating to the planning, design & construction. This includes reviewing, auditing, and monitoring the consultants' detailed design to ensure the design conforms to the product brief, relevant design codes and standards, and good engineering practice and to identify possible value engineering and cost reduction opportunities.
  • To prepare a Feasibility Study of the project based on the consultants' final details design, specifications, and cost plan.
  • To attend designcoordination meetings, technical meetings, Client-Consultant Meetings, and working discussions with consultants to resolve any technical and interfacing issues.
  • To monitor and coordinate with all consultants for all development plan submissions to local authorities, and liaise with the respective government agencies to obtain the development plans approval.
  • To work closely with the sales and marketing team during the preparation of marketing artworks, architectural models, 3d rendering, and all other related sale materials, to ensure tally with consultants' drawings and design intention.
  • To prepare a Project Report and to attend any briefing or discussion session with bankers, agents, business partners, and other project stakeholders.
  • To liaise with lawyers during the preparation of legal documents ie. Sale and Purchase Agreement, DMC, etc.
  • To attend and get involved with the consultants' team, and inhouse contract department during the tendering stage and construction stages.
  • Attend the design coordination meeting, technical discussion, and project site meeting with the contractor and consultant to resolve the outstanding design issues related to the project.
  • To work closely with the consultants' team and liaise with the relevant local authorities during the CCC & VP stage.

REQUIREMENTS:

  • Qualification: BSC in Civil Engineering from accredited University
  • Experience: Must have at least 6 years of HIGH-RISE project management experience in the property development industry. Use keywords like highrise, condo, apartment, pangsapuri, etc
