Sales Admin cum Credit Control (Property)
  • Coordinate with sales and marketing and solicitor for Sale and Purchase Agreement (SPA) relevant matter and maintain records accordingly.
  • Coordinate with the internal sales team and/or external agents for all new booking, sales documentation, and cancellation cases.
  • Handling commission matters for agents and following up on their payments, checking for the refund on the cancellation, and being in charge of gifts.
  • To follow up with Purchaser on loan application status to ensure Sale and Purchase Agreement (SPA) execution within stipulated time frame.
  • Liaise with purchasers, solicitors, financiers and other parties on loan documentation and payment.
  • To support agents by providing relevant information relating to development.
  • To update master control to ensure data entry accuracy and tracking of sales conversation are within the stipulated time.
  • Keeping the system updated and generate all the reports as and when is required.
  • Ensure all the enquiries, correspondences and complaints are attended timely and satisfactorily.
  • To liaise with solicitor on preparation of Sale and Purchase Agreement (SPA) & loan documents execution.
  • To assist in sales during weekend at the Sales Gallery and/or site show house (where applicable).
  • Ensure timely generation of progress billings upon receipt of Architect Certificates.
  • Monitor and ensure progressive payments are collected within the stipulated time frame.
  • Ensure promptly issuance of progressive billings by lawyers, reminders and termination letters in accordance with department's SOP and timely collection of payments.
  • Close liaison with Government agencies, bankers, solicitors, and purchasers on loan documentation, e.g., Name transfer, Deed of Mutual Covenant (MOT), redemption, discharge of title, stamping, etc.
  • Handle and prepare documents for blanket consent application, TNB & SYABAS account applications, letters of undertaking, transfer of titles, delivery of Vacant Possession (VP), etc.
  • Assist in project launches and other related events as and when required.
  • Perform any duties assigned from time to time.

Requirements

  • Knowledge of Fastkey, Property Development System and Microsoft Office.
  • Minimum Diploma or bachelor's degree or equivalent.
  • At least 5 years working experience with property developer on credit control and loan matters.
  • Experienced in property launches, sales documentation and sales communication.
  • Good command in communication both spoken and written in English, Bahasa Malaysia and Mandarin to deal with Mandarin speaking clients from China, Taiwan and HK.
  • Experienced in handling full sales processes from post-sales to vacant possession.
  • Able to liaise effectively and efficiently with local councils, authorities, government agencies and consultants.
  • Work independently with good interpersonal and communication skills.
  • A team player with pleasant personality, good attitude, initiative and result oriented.
