Property Manager

**This position is primarily based in the Kuala Lumpur City Center overseeing the management and operations of commercial building(s) under the Company. This position may be assigned to oversee / manage the administration for other properties under the Company.**
**Duties and Responsibilities** include but are not limited to the following:
- Manage all aspects of building management services, processes and systems efficiently and effectively:
Ø Preventive Maintenance
Ø Maintaining of property files for contract documentation, service manual, as-built drawings etc.
Ø Tenancy Management, advertising & promotions
Ø Insurance Management (coverage, renewals and claims)
Ø Building and Service Audit
Ø Security
Ø Housekeeping
Ø Safety and Health issues
Ø Reporting to management on ad-hoc, monthly & annual basis
- To be overall responsible for supervision of the staff and manage manpower planning for continuity of operational workflow within the department.
- Manage the compliance of services contractors in accordance to maintenance work plan and standards.
- To be conversant in:
Ø Writing good and effective correspondence (including liaising with lawyers for any legal matters or correspondence);
Ø General market knowledge of the property sector;
- Liaise with the relevant authorities in relation to permits, insurance, licenses, etc for operations, property maintenance, security and safety.
- Monitor and review all contracts/agreements with contractors, vendors, suppliers, and consultants for building maintenance, cleaning, security and safety and all related works.
- Monitor collections and discuss with Management and Finance Department on the various actions to be taken against defaulters.
- Monitor and control operational costs, and develop / monitor the budget together with Finance Department of the building(s).
- Required to abide and be guided by the Laws, Code of Ethics, Guidelines and Rules and Regulations of Boards governing the property industry and/or relevant Government Authorities.
- Carry out any duties as directed by the Company.
- Project a professional image of the Company.
**Requirements**:
- Proficient in both written and spoken English & Bahasa Malaysia. Knowledge of written & spoken Mandarin will be an advantage.
- Computer literate in Microsoft Office programs.
- Possess good personality and leadership skills.
- Self-motivated, able to work independently or with a team, positive and proactive.
