Executive -property Management

As Senior Executive, you will be in charge of a portfolio of property management projects under the company where you will guide, monitor, appraise and audit the work and performance of each Property Management Office (PMO).
Your duties as the Senior Executive will include but not limited to the following duties, inter alia:
(1) To ensure the timely payments of our management fees, staff costs and disbursements by our clients in all your portfolio of property management projects;
(2) To conduct for each of your portfolio of property management projects an annual building audit to establish the condition of the building fabric, finishes, installations and facilities, and the necessary remedial works.
(3) To prepare for each of your portfolio of property management projects an annual business plan comprising manpower requirement, project refurbishment/enhancement and financial budgets on General Maintenance (Service Charge & other revenue), Capital Expenditure and Sinking Fund.
(4) To set in place for each of your portfolio of property management projects a Weekly Work Progress Report under categories of Security, Housekeeping & Cleanliness, Landscape, Pest Control, Car Park & Common Facilities, M&E Installations, Building Structure, Fabric & Finishes, PMO Administration & Filing, Finance - Collections & Debt Recovery, Stock & Procurements, Incidents & Feedback & Enhancement.
(5) To set in place for each of your portfolio of property management projects a monthly Property Management Report and Finance Report.
(6) To guide, monitor, appraise and audit so as to ensure that all your portfolio of property management projects are competently and effectively managed, maintained and enhanced by your PMO teams to the level of best practices and standards, thereby projecting an excellent image for the company.
(7) To guide, monitor, appraise and audit so as to ensure that all your accounting services for all your portfolio of property management projects are competently and effectively carried out by your PMO teams to the level of best practices and standards to provide timely and accurate financial statements to our clients, thereby projecting an excellent image for the company.
(8) To guide, monitor, appraise and audit so as to ensure that the accounting services for debt recovery for all your portfolio of property management projects are competently and effectively carried out by your PMO teams to the level of best practices and standards to reduce arrears to a mínimal and manageable level, thereby projecting an excellent image for the company.
(9) To oversee and ensure that the procurement procedures and needs for all your portfolio of property management projects are competently and effectively carried out to the level of best practices and standards to consistently provide the “best value for money” costs of works for our clients, thereby projecting an excellent image for the company.
(10) To guide, train, monitor and appraise all your PMO staff so as to ensure that they are competent and able to produce consistently high quality work performance to the level of best practices and standards, thereby projecting an excellent image for the company.
(11) To provide guidance and counselling to all your PMO staff;
(12) To recommend promotions and salary increments for all your PMO staff;
(13) To discharge your fiduciary duties and ensure prudent cost control on the operation expenditure in all your portfolio of property management projects; and
(14) To carry out any other work or assignment that may be assigned to you by the Head of Property Management and/or the Group Managing Director from time to time when necessary.
Pay: RM2,500.00 - RM3,500.00 per month
