Property Manager

**Responsibilities**:
- To oversee the overall Property and Facilities Management of assigned properties. Leading the team to attain organizational objectives aligned with financial, customer and operational targets.
- To ensure that proper handover together with check list of buildings are handed over by Project Department.
- To address and resolve issues pertaining to all defects (includes both internal of each unit and for common areas) with Project Department.
- To ensure that owners of buildings are updated regularly on feedback and resolve timely.
- To attend to complaints from owners/tenants/residents.
- To hold regular meetings with Project Department and appointed Contractors so as to resolve any defects and other issues raised by owners are attended to promptly.
- To supervise and manage Customer Service and Facilities Management staff in relation to Common Areas Maintenance and Facilities Maintenance.
- To develop and prepare annual operating budgets for approval by Management.
- To ensure that all Standard Operating Procedures are adhered to strictly pertaining to each building in accordance with the Building Act.
- To ensure that daily inspection and testing of all equipment in the facilities are carried out effectively.
- To ensure that all safety, including all fire safety equipment and systems, sanitation, energy management, preventive maintenance and other standards are met and to quickly resolve any emergency maintenance issues.
- To keep all financial records on building operations and to ensure that the day to day maintenance expenses are closely monitored.
- To ensure that all maintenance works carried out are in accordance with budget provisions and proper Management approvals are obtained prior to carrying out repair and maintenance works by Contractors.
- Working knowledge of the Strata and Building and Common Property Acts and working knowledge on the formation of MC, JMB and RA.
- Any other ad-hoc legal matters assigned by immediate superior or the Management.
**Requirements**:
- Proficient in both written and spoken English & Bahasa Malaysia.
- Must be familiar with Strata Management Act.
- Pleasant personality, hardworking and a team player;
- Dedicated, committed to produce excellent results & willing to assume leadership roles.
Pay: RM6,500.00 - RM8,000.00 per month
