**Responsibilities**:

- Assisting the Manager and team in achieving all the KPIs set for respective department.
- Assist in supervising and managing malls’ daily operations including property management, tenant management, carpark management and contract services such as facility management, cleaning, security, health & safety.
- Assist in reviewing and implementing best practice procedures (SOPs) in regards to all operation matters for the malls and industrial assets.
- Developing and implementing proper, efficient and effective preventive maintenance programs in regards to the civil and architecture works, M&E and building maintenance.
- Assist the Manager supervise and monitor the performance of the appointed property managers and ensure SOPs are adhered to, the periodic maintenance works are carried out effectively according to the service contract and as scheduled. Investigate and take corrective actions to overcome technical problems.
- Conduct regular visits to the Retail and Industrial Assets are required to ensure that the buildings are satisfactorily managed and maintained.
- Manage tenant shops operational compliance (i.e. shop appearance, merchandise, trading hours, waste removal, signage, etc.) through regular audits, surprise visits etc. Rectify any non-compliance through official warning, lease contractual penalties, as required.
- To ensure proper, effective and timely responsive maintenance for ad hoc complains for the overall development in regards to the civil, architecture, M&E and tenant fit-outs.
- To assist in preparing the departmental budget and manage/control of operations expenditure for development.
- Review and validate plans submitted by tenants or contractors and to liaise and supervise with the appointed property managers / tenants in regards to all Fit-Out matters and ensure all tenants adhere to all the requirements in Tenants’ Handbook / Fit-out Guidelines.
- Ensure all licenses, certificates, insurances and permits for all malls are valid eg. Fire Certificate, HT License, Suruhanjaya Tenaga Approvals, Signage license etc.
- To develop and maintain a strong working relationship with all important authorities and regulatory bodies.
- Ensure a proper security system is implemented to safe guard the malls as well as the general safety and comfort of the public.
- To prepare Approval Request memo received from outsource property managers for approval.
- To check every utilities bill, invoices for property expenses and property taxes before submitting to the account department for payment.
- To monitor data and information of the Retail and Industrial Assets are updated in the IFCA Property Portfolio Management System.
- To identify any asset enhancement initiatives for Retail and Industrial Assets to be under taken and prepare the necessary documentations for approvals.
- Review and conduct energy saving exercises with a view to continually reduce overall operating costs.
- Assist in the planning and development of the new retail malls. Ensure all occupational requirements, signage is all captured and delivered.

**Requirements**:

- Bachelor Degree in Engineering (Mechanical or Electrical), Civil Engineering or Architectural, Property Management or equivalent.
- Minimum 1-2 years working experience in retail asset management and strong working knowledge of mall management and facility management.
- Good command in Bahasa Malaysia and English both written and oral.
- Must be able to work as a team.
- Passionate and enthusiastic in making change in the retail asset management.
- Strong mall operation and mall management experience and knowledge.
- Strong financial, budgeting, lease analysis and reporting skill.
- Strong technical knowledge.
