**Scope of Work**

**POSITION : AREA MANAGER (OPERATIONS)**

1. Oversees the site management teams and ensure all operational matters related to daily operation i.e. security, housekeeping, mechanical and electrical item are its best operating condition.

2. To monitor and assess performance of all contractors and service providers, including reviewing their contract agreements.

3. To ensure SOP protocols and jobscope are well adhered by all service providers.

4. Work with Accounts department in preparing and monitoring the building maintenance budget.

5. To ensure that residents’ complaint matters shall be handled in a professional and polite manner.

6. Assist the site team if necessary to attend to and act upon inquiries / complaints raised by residents with regards to management and maintenance-related matters.

7. To conduct regular monthly JMB/MC committee meetings and prepare meeting minutes.

8. To conduct Annual General Meeting (AGM) or Extraordinary General Meeting (EGM) and prepare meeting minutes.

9. Ensuring meeting minutes been submitted to COB.

10. Maintain good relationship with Joint Management Bodies (JMB) and Management Corporations (MC).

11. To liaise closely with Commissioner of Building (COB), local authorities and relevant departments whenever required.

12. To maintain good filing of documentations, proper record of licenses’ validity and renewal.

13. To ensure proper preventive maintenance regimes are implemented.

14. Other relevant duties required pertaining to management and maintenance of the building.

**Requirements**:

- Well versed in Strata Management Act 2013, Strata Management (Maintenance & Management) Regulation 2015 and relevant regulations
- Dynamic, service-orientated with good leadership and multi-tasking responsibilities.
- Independent, resourceful and excellent interpersonal skills.
- Experience in dealing with local authorities, Commissioner of Building (COB) and Tribunal matters.
- At least 2-3 years’ working experience in property management or related industry.
- Possess good understanding of property management practices and hands-on experience.
- Good personality & interpersonal communication skills.
- Able to work independently and able to work under challenging environment.
- Willing to travel. (Island Glades to Teluk Kumbar Area and Mainland)
- Proficient in Microsoft Office (Words, Excel, Power Point, etc)

**Job Type**: Contract
Contract length: 12 months

**Salary**: RM3,500.00 - RM4,000.00 per month

Schedule:

- Day shift
- Monday to Friday
- Weekend jobs

**Language**:

- English (preferred)
