**JOB DESCRIPTION**:
**Building Management Responsibilities**:
- Oversee the maintenance, security, safety, tenancy design coordination works, car park, housekeeping, and other works for the general upkeep of the building.
- Implement and enforce of various policies and procedures as well as ensure strict compliance by all parties.
- Prepare the annual budget (operational and capital expenditure) which includes the forecast that may be requested by the Management.
- Manage and administer the service contracts, and ensure that all works are duly carried out within the approved budget.
- Setting benchmarks for monitoring the performance of key contractors, including regular audits to ensure that expected standards are adhered to.
- Review the facilities management programs and developments. Identify opportunities for greater efficiency and productivity; research and implement alternative actions as appropriate.
- Liaise closely with state, local, government authorities and statutory bodies such as the local council, TNB, Police, Bomba, etc. to assure that all applicable codes and regulations are adhered to on the premises as well as to obtain related licenses.
- Analyze operational issues; prepare and/or check the relevant technical or incident reports and any other reports for submission to superiors for reviews and decisions.
**Fixed Asset Management Responsibilities**
- To control and maintenance of equipment, furniture and appliances assets (Fixed Assets). This includes tagging assets, assisting with or conducting inventories, record keeping reports.
- To records and reports on all purchases, gifts and loans, transfers, sales, or other dispositions of Fixed Assets in a timely manner and in accordance company requirements.
- Generate and maintain property management records for Fixed Assets. Records include the manufacturer’s name, the product number and description, the initial physical location and condition, the asset tag number, the original cost, and the acquisition date, as well as any other information that is needed to establish and maintain control, protect, preserve and maintain all company's property in compliance with Asset Management SOP
**Maintenance Responsibilities**:
- Routine operations and preventative maintenance activities related to utilities equipment such mechanical, electrical, and building systems. (i.e. electrical, air compressors, chillers, Air conditioning systems, plumbing, GENSET and including wastewater treatment plants.
- Develop facilities and maintenance procedures and ensure implementation.
- Resolve complaints and feedback. To make inspections and ensure all defects and damages are made within a certain time and period.
- Provide guidance, training to all the staffs. To conduct regular audit with proper checklist to ensure good quality, standard and function of the building.
- Schedule, organize, manage and supervise day-to-day maintenance activities, troubleshoot and repairing of facilities systems.
- Ensuring proper upkeep of engineering and building systems. Manage and oversee the performance of service providers.
- Dealing with suppliers and contractors to ensure that the services provided are complete, timely and effective. Work closely with building maintenance contractors, fire protection, contractors, mechanics, electricians, cleaners, security firms, pest controls and etc,
- To search for the best prices and offers, deals, availability while ensuring their good quality. Ensures that the facilities is clean and maintained accordingly.
- Ensure compliance to all local council laws, maintain the building in good condition. To liaise with various departments pertaining to all regulatory matters of the building.
- Monitor department expenses and budget (OPEX).
**Minimum Requirement**:
- At least SPM or higher education holder
- Must be able to communicate in Malay and English
- Mandarin speaking is an advantage
- Must be willing travel to all SSF outlets all over Malaysia (outstation)
**Salary**: RM3,000.00 - RM5,000.00 per month
