Overseeing the general management of the projects and responsible for Overall planning and development projects of various types of mixed developments - residential and commercial.
Responsible for determining and managing strategies to drive new development opportunities to the market.
Developing, in conjunction with the leadership team, the strategy for the development function. Participating effectively towards the achievement of strategic and business plan objectives.
Direct, oversee and monitor multiple projects ensuring completion within assigned budgetary, resource and time constraints. To ensure projects completion on time, budget and highest quality.
Understand process of the development cycle; conceptualize development design requirements sourcing, valuate, resolve possible issues, formulate design briefs to ensure that these are aligned with the Company’s development strategy.
Set up project team, consultant team and ensure project team working towards achieving company and project objectives and to lead a team of Professionals through the entire development process.
Responsible for identification of lands for planning developments, conducting research and product development, feasibility studies (to ensure feasibility of projects), design & construction of developments.
Prepare per-development feasibility study/analysis of the potential returns of land investments through financial projections and market research.
Lead in master planning, architecture, landscape, Graphic and ID design direction, concept, and selection of material finishes supporting overall concept set by board.
Liaise with various parties on issues pertaining to the property development. To deal with government officials, landowners, property owners, potential buyers, consultants, contractors, suppliers, other developers, bank officers, lawyers etc.
Communicating with the Senior Management to ensure the incumbent remains fully informed of all significant operating issues.
Providing support in areas including reporting & disclosure, risk identification and management, policies & procedures, employee management, product & strategic objective plans and implementation plans.
Ensuring profitable financial performance of each project and the achievement of set commercial goals, and that the company’s property portfolio is strategically positioned and value adding.
Negotiating with all appropriate stakeholders to ensure the project achieves necessary approvals.
Assist in developing and implementing appropriate property management policies, systems and processes.
Preparing annual budgets and reporting on performance against targets. Preparing any other reports required by Head of Projects.
Directing and motivating subordinate managers to achieve agreed targets. Ensuring that the knowledge skills and capabilities of the property development team are developed.
Monitor, supervise, guide and train project and design team with the aim for higher efficiency, creativity, timely and quality for market positioning and branding.
Other duties may be assigned by top management.
**REQUIREMENTS**:
- Bachelor Degree in Architecture/ Civil & Structural Engineering/ Quantity Surveyor.
- Preferred qualified professional who worked in consulting firm, and Member of relevant Professional organization; or
- At least 10 years of relevant work experience with reputable property development companies.
- Track record of high-end residential development.
- Self-motivated, result oriented with good interpersonal skills and proven ability to work independently.
- Computer literate.
**Job Type**: Permanent
**Salary**: RM4,000.00 - RM15,000.00 per month
